About The Position

The Maintenance Technician is responsible for general maintenance and keeping interior and exterior common areas of the property clean. The role performs custodial, groundskeeping, landscaping, make-ready, pool-care, and repair tasks; operates maintenance equipment; completes work orders; and helps maintain the community’s appearance and structural integrity. The position is based on site, includes outdoor work and exposure to the elements, and requires a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed.

Requirements

Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
Ability to push or pull items and reach overhead as required.
Ability to bend, stoop, or kneel as required.
Manual dexterity and ability to grasp tools.
Ability to see to identify plants, weeds, and pests and to read computer screens.
Ability to hear and understand verbal communications in person and over the phone or computer, and to detect sounds indicating potential issues, such as machinery noises or alarms.
Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be handled with assistance or lifting equipment.
Ability to operate maintenance tools such as power washers, trimmers, blowers, and floor scrubbers.
Ability to operate a computer, keyboard, mouse, and other office equipment.
Flexible schedule, including weekdays, nights, and weekends as needed to meet business needs.
Employment is contingent on successfully completing a background check as required by applicable local and federal law.

Responsibilities

Perform regular custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
Complete grounds work as directed, such as picking up trash, cleaning dumpster areas, trash rooms and chutes, clearing parking areas and sidewalks, removing debris, and power washing.
Clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
Assist with make-ready unit preparation, including removing trash from vacant apartments before make-ready.
Safely operate equipment such as power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
Assist with pool maintenance, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
Respond promptly to emergency on-call and after-hours maintenance assignments.
Complete work orders and maintenance tasks within 24–48 hours and update records in the computer system; address pending tasks and set clear completion expectations.
Perform repairs to maintain the community’s appearance and structural integrity and promptly address damage.
Ensure compliance with company and regulatory policies, including OSHA regulations and safety and environmental laws.
Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
