About The Position

The Maintenance Technician is responsible for general maintenance and cleanliness of interior and exterior common areas at the property. The role includes custodial work, grounds care, basic landscaping, assistance with apartment make-ready preparation and pool maintenance, and repairs that maintain the community’s appearance and structural integrity. The technician operates maintenance equipment, completes work orders and updates records in the computer system, responds to emergency on-call and after-hours assignments, and follows company, OSHA, safety, and environmental requirements. The position is based on site and requires time outdoors, with a flexible schedule that may include weekdays, nights, and weekends as needed.

Requirements

Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
Ability to push or pull items and reach overhead, as required.
Ability to bend, stoop, or kneel, as required.
Manual dexterity, including the ability to grasp tools.
Ability to see to identify plants, weeds, and pests and to read computer screens.
Ability to hear and understand verbal communications in person and over the phone or computer, and to detect sounds that may indicate issues, such as machinery noises or alarms.
Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance or lifting equipment.
Ability to operate maintenance tools and equipment such as power washers, trimmers, blowers, and floor scrubbers.
Ability to operate a computer, keyboard, mouse, and other office equipment.
Ability to work on site, spend time outdoors exposed to the elements, and potentially work in confined spaces, at heights, and in hazardous areas.
Flexible availability for weekdays, nights, and weekends, including Saturdays and Sundays, as needed.

Responsibilities

Perform custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
Complete grounds work as directed, including picking up trash, cleaning dumpster areas, trash rooms and chutes, blowing parking areas and sidewalks, removing debris, and power washing.
Clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
Assist in preparing make-ready units, including removing trash from vacant apartments before make-ready.
Safely operate equipment such as power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
Assist with pool maintenance, including reading chemicals, making adjustments, backwashing, and cleaning the pool.
Respond promptly to emergency on-call and after-hours maintenance assignments.
Complete work orders and maintenance tasks within 24–48 hours and update records in the computer system.
Address pending tasks and set clear completion expectations.
Perform repairs to maintain community aesthetics and structural integrity, promptly addressing damage.
Comply with company and regulatory policies, including OSHA regulations and safety and environmental laws.
Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
