About The Position
We are seeking a dependable, hands-on Part-Time Maintenance Technician to help maintain a 103-unit apartment community in Mobile. This is an onsite role for someone who takes pride in quality work, responds well to resident needs, and can handle a broad range of apartment maintenance and make-ready tasks.
Requirements
- Previous apartment maintenance, residential maintenance, or skilled-trade experience preferred
- Working knowledge of basic plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and painting
- HVAC/EPA certification is preferred but not required; strong HVAC troubleshooting experience is a plus
- Ability to work independently, prioritize service requests, and complete work accurately
- Professional, respectful customer-service approach with residents
- Valid driver’s license and reliable transportation
- Ability to safely lift up to 50 pounds, use ladders, and perform physical maintenance work indoors and outdoors
- Must be dependable, organized, and able to pass applicable pre-employment screening

- Strong HVAC troubleshooting experience
Responsibilities
- Complete resident service requests promptly and professionally
- Perform general repairs involving plumbing, electrical, HVAC, appliances, drywall, painting, doors, locks, windows, blinds, and fixtures
- Assist with vacant-unit turns and make-readies, including repairs, painting, cleaning support, and punch-list completion
- Conduct routine property inspections and preventive maintenance
- Maintain common areas, grounds, sidewalks, breezeways, dumpster areas, and equipment in clean, safe condition
- Troubleshoot maintenance issues and report major repairs or vendor needs to management
- Maintain organized maintenance areas, tools, keys, supplies, and inventory
- Follow company safety procedures and applicable housing, building, and Fair Housing requirements
- Communicate clearly with the property manager, residents, vendors, and team members
- Assist with after-hours emergency maintenance on an as-needed basis
