The Maintenance Technician is responsible for preparing vacant apartments for move-in according to NWR standards of excellence, completing service requests for residents as delegated by the Service Supervisor with a focus on customer service, and performing tasks on the property including grounds, pet areas, and common areas. This role also involves participating in preventative maintenance programs and required documentation. The Service Technician does not have direct authority over any team member. Key responsibilities include maintaining curb appeal, preparing vacant apartments for move-in by making necessary repairs, removing trash from vacated apartments, completing service requests within budgetary constraints, participating in on-call rotations, performing snow/ice removal, operating and maintaining pools/hot tubs/saunas, reporting maintenance issues to the Service Manager, completing special projects and preventative maintenance, troubleshooting mechanical, carpentry, plumbing, and electrical systems, and complying with environmental/Operations and Maintenance procedures.
