About The Position

The Maintenance Technician is responsible for the overall daily maintenance of the apartment community, maintaining all necessary equipment, and performing unit turnover maintenance on vacant units. This role also involves responding promptly and efficiently to resident service calls, conducting daily inspections of the property and mechanical equipment, and performing preventive maintenance. The technician will report and communicate maintenance needs to the Property Manager, assist in maintaining inventory of parts and supplies, and foster positive relationships with staff, vendors, and residents. A key aspect of this role is operating within OSHA standards and company safety policies, understanding management and property policies, and utilizing work order systems to manage tasks. The position also includes rotating after-hours on-call duties and familiarity with emergency utility shutoffs.

Requirements

  • Excellent communication skills.
  • Organized and manages time well.
  • Excellent computer skills.
  • Proficient in Microsoft Office (Excel, Word, and Outlook)
  • Previous experience with a Property Management Software.
  • Ability to take direction and absorb information quickly.

Responsibilities

  • Responsible for the overall daily maintenance of the apartment community.
  • Maintain all necessary equipment at the property.
  • Performs unit turnover maintenance on vacant units.
  • Perform resident service calls promptly and efficiently.
  • Performs daily inspections of the property and mechanical equipment.
  • Performs preventive maintenance on necessary items.
  • Report and communicate any maintenance needs to the Property Manager.
  • Assists in maintaining inventory of parts and supplies.
  • Keep a positive relationship with other staff members, vendors as well as residents.
  • Be aware of and always operate within OSHA (Occupational Safety & Health Act) standards and company safety policies.
  • Responsible for thorough knowledge of management company policies and property community policies.
  • Utilize work order systems for assignments, continuously updating the status of open work orders and closes out tasks once completed.
  • Performs rotating after hours on call duties when assigned.
  • Familiar with emergency shutoffs of utilities.
  • Other duties as assigned.
