About The Position

The Maintenance Technician - HVAC is responsible for maintaining the physical integrity of the apartment community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. In the absence of a maintenance supervisor, this role will assume all maintenance responsibilities. The position involves performing and coordinating maintenance activities, including repairs, preventative maintenance, installations, and construction, in a timely manner according to company policies to maximize property occupancy and return on investment.

Requirements

  • Up-to-date Universal type EPA Certification required from an approved and licensed authority.
  • HVAC (Heating, Ventilation, and Air Conditioning Certification) License.
  • At least 1-year experience in apartment maintenance or similar field.
  • A high school diploma or equivalent.
  • Professional knowledge of trades/maintenance discipline.
  • Must possess and maintain a valid driver's license (as applicable by the property).
  • Must have a reliable mode of transportation at all hours.
  • Must have a mode of communication in which to be contacted at home and to respond in cases of emergency.

Nice To Haves

  • Swimming Pool Certification is a plus.

Responsibilities

  • Completes service requests within 24 hours.
  • Participates in an ongoing community improvement plan and preventative maintenance program.
  • Performs trash-outs and make-readies to ensure units are ready for future residents as quickly as possible.
  • Changes locks and makes keys.
  • Removes and transfers heavy appliances and equipment from storage areas to apartments (or vice versa) as circumstances warrant; assists in moving abandoned furniture, appliances, etc., to a dumpster when necessary.
  • Diagnoses and performs maintenance/repair on HVAC systems, plumbing, electrical systems, and other building systems.
  • Keeps property common areas and grounds neat and free of litter.
  • Performs routine grounds keeping when necessary, including weeding, raking, sweeping, and shoveling.
  • Ensures that storage areas, vacant units, etc., remain locked when not in use.
  • Maintains a courteous and helpful demeanor with residents, prospective residents, co-workers, and vendors.
  • Assists with resident functions as required.
  • Acts as a team member with all associates of the management staff.
  • Adheres to schedule, is prompt, on time to work, and has good, regular attendance.
  • Responds to emergency calls outside of business hours.
  • Reports any unusual or extraordinary circumstances regarding residents or the property.
  • Seeks educational opportunities and information to stay updated on current best practices and regulations related to job duties.
  • Willing to perform work at or be assigned to other communities as needed.
  • Available and willing to answer 24-hour maintenance emergency calls.
  • Other duties as assigned.
