About The Position

WinnCompanies is seeking a Maintenance Technician III to join their team at Rosamond Gateway Village Apartments, an 81-unit affordable housing community in Rosamond, CA. This role involves performing maintenance functions across the community, including rental units, common areas, office, grounds, and parking lots. The technician will also be responsible for leading and training other maintenance staff. The position requires a blend of technical skills in areas like carpentry, electrical, HVAC, and plumbing, along with excellent customer service to ensure resident satisfaction and property upkeep.

Requirements

  • 3-5 years of relevant work experience.
  • General knowledge of electrical, plumbing, appliances, and HVAC (Heating, Ventilation, and Air Conditioning).
  • A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with computer systems, particularly Microsoft Office Suite.
  • Excellent customer service skills.
  • Solid verbal and written communication skills.
  • Outstanding supervisory skills.
  • Ability to manage and work with a diverse group of people and personalities.
  • Availability for on-call activity during off-hours for urgent needs.
  • Ability to read, write and speak Spanish.

Nice To Haves

  • Vocational or technical training.
  • Certificate for Apartment Maintenance Technicians (CAMT).
  • Experience with tax-credit is a plus.
  • Trade school or college degree.
  • HVAC, asbestos, or lead-based paint certification.
  • CAMT certification.
  • Experience with Yardi or other property management software is a plus.
  • Advanced skill in at least 2 trades (electrical, plumbing, appliances, HVAC and carpentry, etc.

Responsibilities

  • Diagnose, problem solve, and make repairs in areas such as appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC.
  • Lead and train other maintenance technicians.
  • Complete assigned service requests and repairs consistent with company operating procedures.
  • Ensure vacant apartments are prepared for occupancy and market ready in accordance with company standards.
  • Assist Maintenance Supervisor in leading and assisting the completion of the preventive maintenance program, building and safety inspections and annual unit inspections.
  • Maintain grounds and curb appeal through snow removal, landscaping and trash management activities.
  • Be available for on-call activity during off-hours and emergencies based on a pre-determined schedule and need.
