About The Position

The Maintenance Technician 3 operates and maintains equipment and facilities at a specific apartment community, including maintenance of individual units. Responsibilities include timely and quality maintenance, inventory control, member satisfaction, safety, and program documentation. The Maintenance Technician 3 meets goals and key performance indicators (KPIs) focused on NOI, occupancy, repair ticket and unit repair solutions, member satisfaction, safety, and customer service response time to maximize property performance and support to members. Essential Job Duties are performed in strict adherence to Maiker standards, policies, procedures, and to local, State and Federal laws and regulations. Other duties may be assigned as directed by Maintenance Supervisor and/or Community Manager. Requirements

  • High School diploma, GED, or 1 year certificate from college or technical school
  • 3-5 years related experience and/or training or equivalent combination of education/experience
  • 1-3 years of on-site multifamily maintenance experience preferred
  • Working knowledge of Order Processing Systems and Yardi Property Management software
  • HVAC/EPA 608 certification, CPO, designations from the AAMD preferred
  • Certification in one or more of the following trades: electrical, plumbing, appliance repair, Boiler/heating/HVAC, or related field
  • Experience with budgeting and property cost control preferred
  • Bilingual in Spanish/English preferred
  • Valid driver’s license and auto insurance
  • Excellent customer service skills, sensitive to customer needs
  • Excellent organizing and planning skills with ability to manage multiple projects and priorities

Nice To Haves

Responsibilities

  • Implement and schedule preventative maintenance program for property, buildings and units
  • Perform preventative maintenance assigned work orders
  • Perform electrical, plumbing, and general carpentry work
  • Recommend necessary non-routine maintenance repairs and property improvements
  • Maintain and control parts and supply inventory, keeping accurate records regarding materials used and inventory replacement needs
  • Perform work in a timely manner resulting in quality work and sound service performance
  • Supervise vendors as requested
  • Assist in timely snow shoveling, plowing, de-icing and removal on weekends and holidays
  • Participate in scheduled 24-hour on-call maintenance service with the expectation of reporting to a call within 30 minutes including holidays
  • Assist with preparation for HUD, CHFA, Annual and City inspections on property
  • Fill in for the Maintenance Supervisor when they are not onsite
  • Follow Emergency Procedures Plan for the property
  • Maintain appropriate SDS sheets for all chemicals used on-site
  • Understand Chemical Safety Instructions and the Safety Data Sheets (SDS)
  • Ensure all chemicals received and in stock have instructions and SDS sheets
  • Maintain and replace any missing or needed SDS reports in the SDS manual
  • Inspect property, shop, and tools for unsafe conditions and take corrective actions promptly
  • Ensure community is clean, safe, sanitary and meets all quality standards
  • Maintain excellent curb appeal, clean grounds, and clean, neat amenities
  • Participate in staff and safety meetings
  • Support members to resolve issues, involve Community Manager, as needed, for timely resolution
  • Interact with residents and coworkers in a courteous and professional manner
