About The Position

Bellwether Housing is seeking a Maintenance Technician III responsible for handling a range of apartment and property maintenance duties as specified by the maintenance manager and/or property manager. This role is crucial in maintaining the highest standards of customer service and curb appeal for the assigned property. In the absence of the Maintenance Manager or Supervisor, the Maintenance Technician III may assume all Maintenance Manager responsibilities on a short-term basis. The Facilities Management team is essential to Bellwether's mission to create, maintain, and strengthen communities and to provide vital housing to those who qualify under the Low-Income Tax Credit Program.

Requirements

  • Possess and maintain a valid Washington State driver’s license, the appropriate amount of automobile insurance, and a safe driving record, and/or ability to possess a valid license within 90-days of employment.
  • Able to travel and work at various Bellwether properties as needed.
  • Four years prior skilled maintenance experience (carpentry, electrical, and plumbing) in an apartment setting, or a comparable high-volume, deadline-oriented work environment.
  • Experience completing assigned tasks within established time limits.
  • Experience in utilizing basic hand and power tools, and ability to read a tape measure.
  • Self-motivated, with the ability to work independently or as part of a team.
  • Highly organized, capable of taking initiative as needed, ensuring all work is completed and of high quality.
  • Able to complete strenuous work, bend, reach, stoop, or stand for extended periods, up to four hours at a time.
  • Possess the physical strength and aptitude to operate hand and power tools, such as drills, hammers, snow shovels, etc.
  • Able to work safely in all weather conditions.
  • Exceptional customer service skills.
  • Ability to cope with and defuse situations involving escalated individuals.
  • Ability to maintain confidentiality.
  • Must maintain professional appearance and comply with prescribed uniform policy.
  • Safeguard Bellwether building and unit keys in your possession, referring access requests to building managers and the maintenance office.
  • Utilize basic technology using maintenance work order system, email, time management, etc.
  • Ability to read, write, and speak English.

Nice To Haves

  • Familiarity with Microsoft Office Suite and property management software (NetFacilities, AppFolio, Yardi, etc.)
  • Experience with computers and mobile devices.
  • Affordable housing industry experience and/or certifications.
  • Familiarity with OSHA guidelines.
  • Advanced carpentry, plumbing, and electrical repair knowledge.
  • HVAC operations experience a plus.
  • Prior supervisory or lead work experience.
  • Ability to complete strenuous work for long periods of time and ability to lift and carry up to 50 lbs., and ability to safely operate power tools and other maintenance equipment.
  • Ability to work with minimal supervision.
  • Technical/Mechanical Certifications and/or a high school diploma or equivalent.

Responsibilities

  • Meet regularly with Property Manager to review work orders, unit turn schedules, and general property needs. Make recommendations and inform of needed repairs.
  • Apply fair housing guidelines when entering occupied units and interacting with residents. Maintain tenant and staff confidentiality.
  • Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair, or replacement.
  • Work with the maintenance team to ensure daily maintenance tasks, such as work orders and unit make-ready standards, are met.
  • Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident’s satisfaction.
  • Track progress of work orders and identify chronic maintenance issues.
  • Respond to maintenance-related issues in a timely manner while maintaining a professional demeanor.
  • Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
  • Perform general carpentry duties such as drywall repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform various proactive preventative maintenance duties including painting, lighting, roof drains upkeep, and more.
  • Respond and assist in the management of property emergencies, such as snow and other inclement weather, fires, and floods.
  • Promptly communicate with the maintenance supervisor and property manager concerning all maintenance issues at the property.
  • Act as mentor to other maintenance team members.
  • Supervise other maintenance staff members occasionally.
  • Consult the Bellwether safety manual, Safety Data Sheets (SDS), and Bellwether employee handbook for guidance, and follow safety procedures when performing assigned duties.
  • Attend scheduled staff meetings and training/conferences when assigned.
  • Ability to work non-traditional schedule, including after-hours on-call duties, as required by the property needs.
  • Contribute and participate as a site team member.
  • Performs any additional duties assigned by the Maintenance Manager and Property Manager.
  • Attend continuing education courses to keep up to date on HUD and state agency policies, procedures, and guidelines.
  • Attend courses to remain up to date on mechanical systems, conservation measures, and other construction and operational technologies.
  • Undertake other duties as assigned.
