About The Position

The Maintenance Technician II performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness and service to the client and its occupants. This individual will maintain a high level of professionalism in addressing facility management issues including response to and resolution of any client requests or concerns.

Requirements

  • High School Diploma or equivalent
  • 3+ years of experience in the repair and maintenance of commercial buildings, educational environments, correctional facilities and/or health care facilities
  • Perform at a skilled level for at least 2 of the following: electrical, carpentry, plumbing, HVAC, painting and/or general maintenance and at least semi-skilled for the others
  • Fluent in English language to speak, read and write clearly
  • Valid driver’s license
  • Understand and abide by all applicable Safety Data Sheets (SDS) procedures
  • Understand and abide by all Lock Out Tag Out procedures
  • Possess a working knowledge of MS Word, Excel, Outlook and PDA

Responsibilities

  • Repair and maintain lighting fixtures, ballasts, and circuit switches
  • Repair, replace and/or maintain 115V convenience outlets and circuits
  • Operate and perform tests on electronic systems (Fire alarm, security, timers)
  • Replace or repair flush valve on toilets and keep properly maintained
  • Perform corrective and preventive maintenance on all plumbing issues throughout facility including roof drains, storm and sewer drains, faucets, valves, water filters, etc.
  • Clear drainage/sewage stoppages using appropriate equipment and methods
  • Locate and exercise isolation and shut off valves
  • Repair and assemble furniture
  • Perform wall patching
  • Install or repair ceramic wall tile
  • Make repairs to roofing materials
  • Make repairs to ceramic, vinyl tile floors
  • Operate HVAC systems and controls
  • Change Ventilation Filters
  • Perform lubrication of motors/pumps/fans
  • Assist in repair of HVAC system equipment
  • Perform cleaning of refrigeration equipment coils
  • Maintain and clean mechanical rooms and equipment to maintain in like new condition
  • Complete corrective/preventative maintenance work orders in a timely and professional manner
  • Perform painting as needed/assigned
  • Perform cleaning/janitorial functions or supervise
  • Perform event setups and take-downs
  • Assist in installing new equipment for the facility
  • Respond to On-Call emergency repair work or after hours
  • Maintain clean and organized work areas
  • Maintain supply and materials in stock, organize and replenish
  • Ability to locate and shut off valves and electrical circuits in an emergency
  • Assist other trades/technicians where assigned and/or needed
  • Attend and actively participate in staff/safety meetings
  • Maintain all logs per ACA requirements as applicable
  • Open, document action taken, and close on demand and preventative maintenance work requests using a PC and PDA
  • Perform other assignments as needed and/or assigned
  • Must be able to work flexible hours
