About The Position

The Maintenance Technician II is responsible for maintaining the physical condition, safety, and appearance of an apartment community. Working under the direction of the Community Manager and/or Maintenance Supervisor, this role performs repairs, preventive maintenance, apartment make-readies, vendor coordination, and emergency response activities. The position requires a flexible schedule, including weekends, on-call rotations, and some holidays. Opportunities for advancement to Maintenance Supervisor may be available.

Requirements

  • Minimum 2 years of multifamily maintenance experience or 3 years of general maintenance experience.
  • Prior apartment maintenance experience required.
  • EPA Certification (Type I & II or Universal) required.
  • Valid driver’s license and reliable transportation required.
  • Ability to troubleshoot and repair HVAC, plumbing, electrical systems, appliances, pools/spas, irrigation, gates, and related community systems.
  • High school diploma or equivalent required.
  • Ability to complete all aspects of apartment make-ready work.
  • Strong troubleshooting skills for maintenance, HVAC, plumbing, electrical, and appliance repairs.
  • Ability to prioritize tasks, manage multiple assignments, and work independently.
  • Strong communication, customer service, and interpersonal skills.
  • Attention to detail, professionalism, and confidentiality.
  • Team-oriented with a strong work ethic.
  • Ability to use maintenance equipment and tools, including hand tools, gauges, meters, pressure washers, paint sprayers, recovery machines, and other industry-standard equipment.

Nice To Haves

  • Trade school or related education preferred.
  • CAMT, Certified Pool Operator (CPO), HVAC, plumbing, electrical, or other industry certifications preferred.
  • Painting experience preferred.

Responsibilities

  • Perform maintenance and repair work for apartment homes, common areas, and community equipment.
  • Complete apartment inspections, make-readies, move-in/move-out assessments, and work orders.
  • Troubleshoot and repair HVAC systems, plumbing, electrical systems, appliances, drywall, pools/spas, and other community equipment.
  • Prioritize and respond to resident service requests and maintenance emergencies.
  • Maintain community curb appeal, grounds, and safety standards.
  • Identify, correct, and report hazardous conditions.
  • Coordinate preventive maintenance programs and warranty work.
  • Inspect vacant units, determine make-ready needs, and ensure units are move-in ready.
  • Remove debris and maintain cleanliness during and after maintenance projects.
  • Assist with inventory control, supply ordering, and budget-conscious purchasing.
  • Monitor vendors and contractors to ensure quality work.
  • Assist with emergencies such as storms, floods, fires, and freezes.
  • Support other communities as needed.
  • Attend required company and industry training programs.
  • Perform additional duties as assigned.
