About The Position

The Building Maintenance Technician II is a position responsible for working with a team on installing, inspecting, repairing, and performing preventive maintenance on a variety of systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management. The technician also handles basic facilities maintenance, construction, and repair tasks, ensuring that all work meets service, quality, and safety standards.

Requirements

• High school diploma or equivalent required.
• 1-3 years of experience in building maintenance or a related field.
• Full proficiency in a broad range of maintenance and repair activities.
• Strong problem-solving skills and attention to detail.
• Ability to follow safety standards and work in compliance with building codes.
• Excellent organizational and time-management skills.
• Driver’s License and the ability to drive for work use.
• Must successfully pass background check as applicable to position.
• Regularly stand, climb, walk, hear/listen, talk
• Frequently lift up to 10 lbs., pull/push, carry, grasp, reach

Responsibilities

• Perform routine inspections, repairs, and preventative maintenance on mechanical, electrical, plumbing, and HVAC systems.
• Address safety and waste management system issues as required.
• Complete basic facilities maintenance tasks, such as painting, drywall repair, carpentry, and fixture installations.
• Assist with various facility projects and improvements.
• Log and track maintenance activities using a work order system.
• Maintain professional and respectful communication with residents, addressing maintenance requests through the established work order system.
• Ensure timely responses to work orders while maintaining a professional boundary with residents, avoiding discussions or promises that fall outside the scope of maintenance duties.
• Communicate with residents regarding scheduled maintenance, inspections, or repairs, but refrain from engaging in personal matters or issues unrelated to facility maintenance.
• Collaborate with or assist trade contractors on complex projects and repairs.
• Work independently, managing a wide range of maintenance duties under general guidance from supervisors.
• Maintain the exterior of the property daily to ensure clean and acceptable curb appeal at all times.
• Make recommendations to the Building Maintenance Technician for repairs and improvements to maintain the property's quality.
• Respond to and complete work orders in a timely and professional manner.
• Coordinate with the Building Maintenance Technician on move-ins and move-outs, maintaining a schedule for the timely completion of apartment make-readies.
• Ensure that apartments scheduled for move-ins are fully prepared for the new residents before their move-in date.
• Maintain and oversee proper maintenance of all common area amenities.
• Regularly inspect common area lighting, sprinkler systems, fire prevention systems, and fire extinguishers, as required.
• Follow a preventive maintenance program for the property (e.g., air filter replacements).
• Become familiar with all equipment operations, maintenance requirements, warranties, and manufacturer recommendations for properly maintaining equipment.
• Coordinate with the Building Maintenance Technician to ensure the availability of "on call" personnel for after-hours, weekend, and holiday emergencies.
• Maintain an up-to-date inventory of all equipment, tools, and supplies required for property maintenance.
• Ensure compliance with OSHA regulations and the hazardous chemicals program.
• Regularly use various communication methods (email, text, phone, etc.) and database practices as required by the position and supervisor.
• Perform other relevant duties as assigned by the Property Manager.
• Uses appropriate administrative, fiscal, physical, and technical safeguards to ensure the confidentiality, integrity, and security of CCEW client protected health information (PHI), per regulations outlined in the Health Insurance Portability and Accountability Act of 1996 (HIPAA).
• Adhere to company policies regarding resident interaction, directing any non-maintenance-related issues to the Property Manager or appropriate personnel.
• As a mandated reporter, follow all procedures outlined in agency policies and procedures to report to the proper agency when there is suspicion and/or confirmation that a child or adult has been a victim of abuse or neglect.
• Adhere to the tenets of Catholic Social Teaching and Catholic Doctrine.
• Perform as a team member to ensure that productivity outcome measures are achieved.
