About The Position

INLIVIAN is seeking a dedicated Maintenance Technician II for a temporary assignment to help maintain safe, clean, and welcoming communities for residents of diverse incomes. This hands-on role involves performing maintenance and repairs in apartments, common areas, and offices, assisting with basic carpentry, plumbing, electrical, and painting tasks, completing unit turnovers and make-ready cleaning, and maintaining grounds. The position supports the creation of housing stability and dignity for residents, contributing to stronger communities and brighter futures.

Requirements

High school diploma or GED preferred.
Associate’s degree or at least 2 years of maintenance, janitorial, or groundskeeping experience.
Ability to perform physical work and lift up to 50 lbs.
Valid NC and SC driver’s license.
Team-oriented, dependable, and service-minded.
Ability to understand and follow instructions.
Ability to perform moderately strenuous physical activity.
Ability to establish and maintain effective working relationships with other employees and residents.
Ability to follow verbal and written instructions.
Ability to operate electronic devices such as a computer, smart phone and tablet.
Must attend Fair Housing class within eighteen (18) months of employment.
Must possess a valid State of North Carolina or South Carolina driver’s license.
Must work with the highest degree of confidentiality.

Responsibilities

Work order completion as assigned.
Perform basic tasks related to carpentry, electrical fixtures, HVAC, plumbing, and painting.
Perform grounds maintenance as needed, including keeping walkways, entryways, and assigned areas cleared of debris, and maintaining grounds and parking areas by picking up litter.
Assist in performing preventive maintenance tasks such as checking smoke detectors, emergency lights, replacing light bulbs, cleaning dryer vents, changing filters, and cleaning guttering.
Assist in performing general maintenance such as clearing drainage areas, repairing fences, removing obstacles, and ensuring placement of appropriate signs.
Assist in graffiti removal and/or repainting if necessary.
Report supply needs to the Property Manager and/or Maintenance Supervisor.
Assist in transporting, loading, and unloading of cabinets, counters, appliances, furniture, supplies, materials, etc., as assigned.
Assist management/leasing staff with curb appeal functions, which may include detailing model units, putting out balloons, banners, a-boards, etc.
Maintain property owned materials in a neat and orderly manner at all times.
Maintain a neat and organized work area free of clutter and debris.
Perform emergency and after-hours work as necessary and/or required.
Follow all established safety procedures and standards.
Maintain a professional image and attitude in keeping with the objectives of INLIVIAN.
Accountable for consistent adherence to INLIVIAN standards regarding the ethical, responsible, and appropriate use, care, and safeguarding of INLIVIAN materials, supplies, resources, and other assets.
Performs other duties as assigned.
