About The Position

Liv Communities is seeking a Maintenance Technician I to join the team at Sol38 by Liv. This role is responsible for ensuring the property's exterior appearance is maintained to the highest standard. The Maintenance Technician I will support the maintenance team with tasks ranging from apartment turns to landscaping, contributing to the overall upkeep and presentation of the community.

Requirements

Strong attention to detail and pride in maintaining clean, attractive spaces
Ability to work outdoors in varying weather conditions
Self-motivated with the ability to work independently and as part of a team
Commitment to safety, quality, and resident experience
Willingness to work weekends, holidays, and occasional after-hours events
Ability to lift, push, and pull up to 100 lbs
Frequent walking (up to several miles daily) across uneven surfaces
Ability to climb stairs, bend, stoop, and stand for extended periods

Responsibilities

Clean building exteriors, entries, hallways, and stairwells
Maintain parking areas (debris removal, weed control, painting lines when needed)
Perform daily inspections of grounds, amenities, and common areas
Ensure pool areas are clean and well maintained
Assist with preventative and seasonal maintenance (including irrigation systems and amenities)
Help with snow removal and weather-related tasks (seasonal, where applicable)
Complete service requests and support the maintenance team as needed
Maintain a friendly, professional presence with residents and team members
Communicate concerns, work delays, or safety issues to leadership
Support team efforts and contribute to a collaborative work environment
