About The Position

The Maintenance Technician under the direction of the Maintenance Supervisor or Property Manager, is responsible to efficiently perform all general apartment and facilities maintenance. Assist in meeting the property net operating income goals relative to occupancy as defined in the operating plan, in accordance with the policies and procedures defined by the company to preserve and maintain the asset and provide a quality living environment for the residents and working to establish a positive work relationship with the property staff.

Requirements

  • High school diploma or general education degree (GED)
  • Valid Driver's License in good standing
  • 1-year related experience
  • Must be proficient in most areas of apartments maintenance; plumbing, electricity, painting, drywall, floor covering, carpentry, locks, appliances, pools & spas, roof, and life safety equipment.
  • Must be able to function effectively in a customer service environment.
  • Ability to comprehend instructions, read and write short correspondence and memos.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and others in the organization.
  • Must be available for on-call services.

Responsibilities

  • Responsible for timely completion of all phases of apartment make-ready work, troubleshooting and repair of most major and all minor mechanical systems.
  • Responsible for unsupervised, timely completion of occupied apartment service requests in accordance with predefined company and property standards.
  • Must be able to perform administrative support duties for maintenance related activities.
  • Prepare timely and accurate maintenance journals and summary documentation.
  • Implement changes in system or assignments in accordance with findings of the maintenance journals, to ensure more efficient management of maintenance operations.
  • Responsible for all aspects of maintenance of property, including resident satisfaction and contribution to property occupancy goals.
  • Responsible for completion of all work tasks in a safe and efficient manner, in accordance with company safety standards, and for the relay of information regarding the property or operations that might constitute a physical or liability hazard.
  • Participate in preventative maintenance programs and on-going maintenance and repair of all mechanical systems of the property, to preserve and maintain the asset.
  • Responsible for participation in the creation and implementation of an emergency plan for the property.
  • Assist in training all staff to assist in emergency operations.
  • Contribute to the achievement of property financial goals through effective productivity and cost-effective management of maintenance functions, without compromising quality.
  • When called upon, perform groundskeeper responsibilities.
  • Schedule outside vendors when required.
