About The Position

Rose Associates is seeking a motivated, customer-focused team member to help maintain the property’s appearance, safety, and resident satisfaction at Kinwood Apartments. The role involves routine cleaning and upkeep of common areas and outdoor grounds, assisting with property maintenance and apartment preparation, and providing courteous service to residents. The employee must work on-site throughout the building and be able to perform duties in residential areas where domestic pets may be present.

Requirements

High school diploma or equivalent and/or previous experience in a similar role is preferred.
Ability to operate and maintain landscaping and maintenance equipment.
Strong communication and interpersonal skills.
Ability to work a flexible schedule that includes days, nights, weekends, and holidays.
Work authorization is required.
Ability to ascend and descend stairs, position oneself in small spaces, and lift and move objects weighing more than 50 pounds.
Comfort with exposure to varying environmental climates and circumstances.
Ability to perform essential job duties in residential environments where domestic pets may be present.

Responsibilities

Maintain the property’s aesthetic appeal through routine daily, weekly, and monthly cleaning and detailing of common areas, including hallways, lobbies, and recreation spaces, as well as outdoor grounds and landscaping.
Assist with snow and ice removal during inclement weather and place and remove rain mats to keep pathways safe.
Collect and dispose of trash from common areas and follow proper recycling procedures.
Work with maintenance staff on minor repairs, painting, water intrusion cleanup, minor damage, and related service requests.
Clean vacant units in preparation for apartment turns.
Provide professional customer service by responding to resident inquiries and concerns in a timely manner.
Cover front desk or concierge staff and deliver packages to tenants as needed.
Comply with workplace safety and OSHA regulations.
Be present on-site and move throughout the building to address building-related matters and meet with tenants, staff, vendors, and visitors.
Perform duties in common areas, lobbies, offices, amenity spaces, and occupied apartments where domestic pets may be present.
