About The Position

Schedules, monitors, and/or performs preventative maintenance and apartment turns. Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, drywalling, exterior structural, appliances, and wallpaper. Ensures that work order requests are responded to promptly and professionally. Be familiar with property management systems and utilize the mobile technology to help ensure productivity and efficiencies. Ensures residential and hotel unit turnover process is handled in a timely and efficient manner, as well as determines if work has been completed properly. consults on this process with Assistant Residential Maintenance Supervisor or Senior Residential Maintenance Manager as necessary. Provides excellent customer service to prospective and current residents and promotes a quality living experience for all residents and guests. Provides on-call service when scheduled and performs emergency maintenance work when required. Consults with supervisors as needed to make good customer service-based decisions. Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance team to items that need to be repaired. Assists supervisor with communicating with vendors and contractors as needed. Assists with providing supervisors with updates on product inventory to help ensure supplies are adequate while also remaining budget conscious. Communicates with supervisor regarding the overall maintenance functions of the property. Updates and completes the status of unit turns and work orders using company’s property management software, including uploading photos to document apartment and property condition. Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention. Complies with all Company National Standards, applicable health, and safety rules and regulations, as well as applicable local, state, and federal laws. Conducts move-in and move-out unit inspections. Provides a high level of customer service. This includes communication to residents and guests verbally, email and via our property management systems. Performs other duties as required.

Requirements

  • High school diploma/GED
  • 4+ years of experience in residential maintenance or customer service
  • Strong background in building systems (HVAC, plumbing, electrical, carpentry)
  • Excellent communication skills, with the ability to coordinate between multiple teams and stakeholders effectively.
  • Proven experience with property management systems and maintenance tracking software.
  • Must be highly motivated, organized, and able to work independently in a dynamic, fast-paced environment.
  • Ability to work on-call and after hours as required.
  • Strong problem-solving abilities and a proactive approach to addressing maintenance issues.

Nice To Haves

  • Additional training or certifications in residential maintenance or property management
  • EPA 608 or HVAC certification
