About The Position

This position is primarily responsible for performing intermediate building repairs to include electrical, plumbing, carpentry and painting. Requirements

  • High school diploma or general education degree (GED), must have a minimum of five (5) years HVAC/electrical/plumbing experience and two (2) years of trade school, college or have completed a apprenticeship program required; or equivalent combination of education and experience.
  • Incumbent should be able to apply common sense understanding to carry out instructions furnished in written and oral form, possess verbal and written communication ability, basic math skills, strong customer service skills, and be available at all times.
  • Must be proficient in the operation of computer applications, maintenance equipment such as computer, tools, ladders, plumbing tools, multi meter etc.
  • Universal EPA Certification
  • Certified Maintenance Professional (or equivalent)
  • Must have your Universal CFC License
  • Must have working knowledge of VFD and MCC (Motor Control Center)
  • Experience in BAS (Building Automatic System)
  • Must have knowledge of closed and open loop systems

Responsibilities

  • Conducts rounds assigned to by the Property Management Supervisor at beginning of each shift; ensures all lights are in proper working order; hazards are recorded and repaired etc.
  • Performs preventive maintenance as required.
  • Removes snow in the winter as needed by use of shovel, snow blower or other snow removal equipment if trained to do so.
  • Assists with landscaping as requested; adjusts sprinklers/watering of grounds, power washes the community, cleans gutters etc.
  • Provides minor vehicle repairs as requested
  • Complete Work orders as assigned, use of smart devices and app usage
  • Records all maintenance conducted in time log
  • Completes all non-emergency work orders within 72 hours of receiving notice of repair needed.
  • Performs rough and finish carpentry: minor furniture repair, placement of backing for support, working with wood and steel framing trim, cabinet, countertop, drywall, painting.
  • Performs repairs to windows, doors, doorframes, locks, and mailboxes as required
  • Performs rough and finish carpentry.
  • Maintenance mechanic must be available 24 hrs. during the week he/she ON CALL
  • Maintain assigned Life Safety Regulatory log books and inspections.
  • Provides excellent customer service to resident.
  • Other duty as assign.
  • Identifies and repairs leaks to pipes and valves as necessary.
  • Maintains condition of boiler rooms, blows down boilers, and identifies required repairs to oil pumps and valves; ensures satisfactory operation and condition of the boiler room.
  • Troubleshoot and repair problems with low voltage controls to include: relays, contactors, control boards, sensors, switches, etc.
  • Verify charge of units to ensure proper refrigerant charge by using pressure and sub cooling.
  • Leak check air-conditioning and refrigeration units and repair if able.
  • Troubleshoot pumps
  • Perform inspections on heat exchangers
  • Trouble shoot and perform repairs on RTU’s
  • Change filters on units as needed or scheduled.
  • Troubleshoot HVAC system
  • Performs general plumbing repairs working with PVC, ABS, copper, and soldering joints for the replacement of plumbing fixtures, soldering, measuring of piping, etc.
  • Perform troubleshooting of hot water heaters, boilers, mixing valves, pumps, etc.
  • Repairs plumbing fixtures and pipes to include toilets, sinks, drains, valves, and controls.
  • Must assist with maintaining the water management plan.
  • Collecting samples.
  • Monitoring and documenting water residual levels.
  • Snaking drain lines when possible.
  • Performs medium duty electrical work with 120/208 and 277/480 volt single and 3 phase power, AC/DC currents, installing electrical outlets and switches, disconnects, repair of motors, etc.
  • Basic repair and inspections on burner controls and switches; rewires electric ranges; performs minor electrical work on refrigerator units.
  • Repairs and replaces electrical switches, outlets, lighting fixtures, circuit breakers, fuses, or other electrical components within scope of ability.
  • Understand and use of proper lock out tag out procedures.
  • Assist with generators maintenance and log books.
  • Maintaining lighting system and replace of ballast.
  • Must be able to read and use a multi-meter.
