About The Position

Ackermann Group is seeking a full-time Maintenance Technician 3 to join their team at the Fairway Lakes Apartments, a 340-unit apartment community located in Westerville, Ohio. This role requires strong tactical and technical ability to effectively and efficiently troubleshoot and repair all operational, mechanical, and structural needs of the property, including pools, plumbing, appliances, electrical, and carpentry. The position demands adequate proficiency and communication skills for excellent customer service, the ability to work with minimal supervision, familiarity with a maintenance budget, and sufficient financial and organizational acumen to manage contractor services and parts inventory. Additional responsibilities include interior and exterior building and grounds maintenance, light janitorial duties, intermediate troubleshooting and repairs across various trades (Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting), scheduling unit turnovers, managing inventory, addressing resident service requests, participating in snow removal, responding to after-hours emergency maintenance requests, pool water management, participating in move-in/out inspections, utilizing Ackermann technology for documentation and reporting, and participating in the property's preventative maintenance plan. The role also involves taking responsibility for other assigned tasks by the Community Manager or Maintenance Supervisor.

Requirements

• Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
• 1 or more years of related experience that demonstrates a broad knowledge of general maintenance
• EPA Type I & II certification required
• A valid driver’s license with proof of insurance
• High school diploma or equivalent

Responsibilities

• Physical activities related to interior and exterior building and grounds maintenance and light duty janitorial.
• Performing intermediate level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
• Scheduling unit turnovers with approved contractors.
• Managing inventory associated with unit turnovers.
• Carrying out repairs and/or solutions for resident generated service requests.
• Participating in snow event preparation and removal.
• Responding to periodic after hours “emergency” maintenance requests.
• Pool water management if applicable.
• Participating in move-in/out inspection process.
• Leveraging Ackerman technology and software to document, manage and report on maintenance related activities.
• Participating in coordination and execution of the property’s preventative maintenance plan.
• Taking responsibility for other work-related tasks as assigned by Community Manager or Maintenance Supervisor.
