About The Position

This role is responsible for performing daily maintenance tasks, including interior and exterior upkeep, unit repairs, and preventative maintenance. The technician will also act as a leader among other technicians, proactively identifying issues, recommending solutions, and assisting with vendor coordination for repairs and projects. This position requires intermediate construction or building maintenance knowledge, computer proficiency, and the ability to operate various tools and equipment. Experience with Yardi or similar work order software is required, along with a valid CA driver's license and reliable vehicle.

Requirements

  • Intermediate construction or building maintenance knowledge.
  • Microsoft Office and general computer proficiency.
  • Ability to operate light equipment and hand tools used in maintenance and repair.
  • Minimum of 3 years maintenance or construction experience.
  • Yardi or similar work order software experience.
  • Valid CA driver’s license.
  • Proof of auto insurance.
  • Access to a reliable vehicle.
  • Ability to lift up to 50 pounds.
  • Ability to stand and walk 7-8 hours daily.
  • Ability to bend, squat, and reach.
  • Willingness to travel to different properties for coverage.
  • Willingness to handle after-hour calls and emergency repairs.

  • Ability to develop scopes of work and develop bid packets.
  • Experience working with vendors.

Responsibilities

  • Walk interior and exterior sidewalks daily, removing debris and trash, washing sidewalks/curbs/gutters, and checking fencing for repairs.
  • Clean, paint, and repair vacant units according to PSHH policy and procedures.
  • Coordinate with vendors and service providers for onsite repairs upon request.
  • Review and address work orders daily through the Yardi system for tenant repairs.
  • Determine if repair items are under warranty and contact manufacturers/contractors.
  • Identify resident-caused repair issues and notify the Property Manager.
  • Maintain parts and supplies inventory, ordering necessary items.
  • Complete periodic inspections of units in coordination with the Maintenance Manager.
  • Prepare inspection reports as requested.
  • Conduct preventative maintenance for building systems and equipment as per the Preventative Maintenance Plan.
  • Notify the Property Manager of any tenant violations.
  • Clean dumpster areas and ensure gates are closed when not in use.
  • Ensure rain gutters are free of debris.
  • Repair washers and dryers or notify the Property Manager to contact an outside vendor.
  • Repair and change locks, and manage tenant lockouts.
  • Unlock and lock driveway gates according to the approved schedule for sites with security gates.
  • Work within approved site budgets in coordination with the Maintenance Supervisor and Property Manager.
  • Act as a leader among technicians.
  • Proactively address issues and identify large projects, making recommendations.
  • Work with supervisors and managers to determine scopes of work.
  • Work with vendors to obtain bids and estimates for large projects.
  • Work with routine vendors to develop contracts.
  • Accompany Property Manager on inspections with investors and regulatory agencies and prepare responses.
  • Provide direction to Maintenance Technician I as necessary.
  • Perform other tasks as assigned.
