About The Position

This position is responsible for the preparation of vacant units for occupancy and the daily repair and upkeep of the community. The role requires a thorough knowledge of company policies, including OSHA standards and safety policies, to ensure repairs are completed thoroughly, in a timely manner, and according to supervisor instructions. The technician will perform tasks related to basic plumbing, drywall repair, appliance repair, electrical tasks, screen and door repair, simple carpentry, and other duties as assigned. The role emphasizes providing exceptional customer service to residents, fostering a feeling of belonging and a high-quality living experience.

Requirements

  • 1-2 years in property management or hospitality as a technician or similar experience.
  • Ability to communicate clearly and effectively in English.
  • Ability to understand basic instructions verbally or in written form in English.
  • Ability to multi-task and have good organizational skills.
  • Strong attention to detail, practical mindset.
  • Must pass GHP Maintenance Technician I Test.
  • Must have unrestricted work authorization to work in the United States.
  • Must be willing to submit to a background investigation.

Nice To Haves

  • HVAC certified preferred.
  • A valid driver’s license and current car insurance coverage may be required on properties where driving is a necessary job function and alternative transportation isn't feasible.

  • Maintain a thorough knowledge of GHP policies and community policies, including OSHA (Occupational Safety & Health Act) standards and company safety policies.
  • Deliver a quality result to residents by ensuring that repairs are completed thoroughly, in a timely manner and as per supervisor’s instructions.
  • Complete tasks related to basic plumbing, i.e., leaky faucets, plunging toilets, and repair running toilets, repair tank contents, pulling and replacing toilets, caulking.
  • Prepare unit walls including but not limited to painting, sanding, color matching and completing drywall repairs.
  • Complete appliance repairs and services such as: replacing burners, rings, knobs, refrigerator shelves, lights, etc.
  • Complete electrical tasks such as: installing switches, plugs, cord splicing, ballasts and bulbs, circuit breaker testing, and servicing exhaust fans.
  • Repair and replace screens and doors as appropriate.
  • Participate and assist in major appliance installations.
  • Complete simple carpentry work such as – changing closet rods, replacing mirrors, fixing, review and installing drawers and drawer tracks, install and remove drape rods.
  • Other duties as assigned.
