Requirements

  • Must be able to lift a minimum of 50 pounds.
  • Able to climb ladders to a height of 20 feet.
  • Provide own basic tools (or be willing to obtain the required hand tools prior to employment).
  • Able to communicate both orally and in writing using English.
  • Must have access to reliable vehicle transportation for errands from property.

Responsibilities

  • Operate and maintain electrical and mechanical equipment for heating and hot water systems.
  • Ensure efficient building heat and air-conditioning functions, including safety, maintenance, and repairs.
  • Receive direction and instruction from the Site Manager and coordinate daily activities with them.
  • Maintain heaters, air-conditioners, and other equipment to ensure safe and efficient operation and continuous hot water service.
  • Inspect control equipment, circuit breakers, switches, relays, starters, connections, and filters for faults and perform preventive maintenance such as lubricating motor bearings and pumps, and replacing brushes and filters.
  • Perform all necessary maintenance and repairs on apartments.
  • Complete all necessary work to turn over units as they are vacated, including furniture removal.
  • Immediately report any health or safety issues to the Site Manager.
  • Conduct weekly inspections of buildings, grounds, and public areas, reporting deficiencies to the Site Manager.
  • Periodically inspect buildings and grounds to identify necessary preventive maintenance and consult with the Site Manager.
  • Provide adequate and efficient housekeeping for cleanliness of building halls, walls, stairways, grounds, and other public areas, including cleaning light fixtures and mailbox fronts.
  • Clean washers and dryers in laundry rooms regularly.
  • Perform site errands, including trips to banks, stores, and other vendors, using a valid driver's license and acceptable driving record.
  • Pick up trash daily, clean sidewalks, edge walks, and maintain grass and landscaping around buildings, trees, and plants.
  • Report building damage, vandalism, unusual circumstances, and related incidents to the Site Manager.
  • Perform physical duties to correct emergency conditions such as water flooding, sewer back-ups, and respond to inclement weather events, including shoveling and chemical distribution.
  • Ensure all maintenance work and repairs are properly recorded on work orders.
  • Deliver appliances to units for transfers, removals, and/or replacements.
  • Perform landscaping duties using power equipment such as mowers and snow blowers.
  • Attend mandatory meetings and seminars.
  • Other duties and responsibilities as assigned by the Site Manager and/or TMAM Management.
