About The Position

The Community Maintenance Technician performs a variety of tasks throughout the day, involving maintaining the community with interior and exterior repairs and upkeep. This role responds to resident requests for a variety of repairs and prepares and assists in making units market-ready for the next resident. The maintenance team works with a customer focus in a safe and safety-conscious environment.

Requirements

  • Pre-employment drug screening and criminal screening
  • A driver's license is required
  • Willingness to learn
  • Basic knowledge of tools, household appliances, and structures
  • Ability to stand, walk, crouch, bend, and lift objects regularly throughout the day
  • Frequent standing and use of arms and legs
  • Ability to physically lift 10 or more pounds on a regular basis with or without reasonable accommodation
  • Ability to accomplish weights exceeding 50 pounds with assistance from one or more people

Responsibilities

  • Responding to resident work orders (leaky faucet, door hinges, locks)
  • Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains
  • Installing and repairing wires, plugs, and switches
  • Repairing broken or damaged items
  • Assisting in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed
  • Completing documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented for internal reports
  • Assisting in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management
  • Accurate documentation of required community logs for regulations
  • Attending monthly safety meetings performed by the property manager
