About The Position

The Maintenance Tech at CSC Management is responsible for performing a variety of duties related to maintenance, repair, and general upkeep of our properties. This includes identifying and resolving issues, conducting regular maintenance inspections, and responding to service requests in a timely manner. Full Time Maintain a clean and well-maintained environment. Diagnoses and performs on a daily basis minor and routine maintenance/repair involving the following: Electrical and plumbing (including water lines) A/C and heating systems - HVAC experience required Appliances Water irrigation systems Stairs, gates, fences, patios, railings Tile, carpet, flooring Roofing, gutters, fasteners Interior/exterior lights Fireplaces Ceiling fans Gas fixtures and appliances (where applicable) Shutters, doors, cabinets, windows, sliding glass doors Boiler, gas and electric Door locks, mailboxes and locks Controlled access systems (where applicable) Ceiling leaks Walls CPO Pool areas, tile, jacuzzi, pool furniture Ensures that all make-ready repairs and services are completed correctly and on schedule. Reports all major repairs and requisitions to manager prior to any expenditure of funds. Changes locks and make ready keys. Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary. Use a dolly or back support belt. Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same. Performs work area clean-up and safety related duties. Ensures that storage areas remain locked when not in use. Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant. Performs any additional duties assigned by manager or property supervisor. As a representative of CSC within the region and community, Maintenance Tech build relationships with their tenants, property managers, and vendors. You should project a positive, professional image of the organization to tenants, contractors, and partners.

Requirements

  • Strong knowledge of building systems and general repair techniques
  • Ability to work independently and prioritize tasks effectively
  • Excellent problem-solving and communication skills
  • Physical stamina and strength to handle manual labor tasks
  • Valid driver's license and reliable transportation
  • Knowledge and skill in the safe use and maintenance of hand tools, power tools, user-move aids, mechanical equipment, and measuring devices.
  • Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc. Power Tools: Wrenches, grinders, sanders, drills, saws, etc. User-Move Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders. Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc. Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.

Nice To Haves

  • Prior experience in maintenance or a related field is preferred
  • High school or equivalent (Preferred)
  • 2 years of Maintenance experience (Preferred)
  • Driver's License (Preferred)

Responsibilities

  • Perform regular maintenance inspections and identify any issues or necessary repairs
  • Respond to service requests from tenants and address any maintenance or repair issues. Coordinate and schedule necessary repairs with tenants.
  • Complete repairs and general upkeep tasks, including plumbing, electrical, painting, carpentry work, drywall, and more
  • Appliance repair
  • Install and repair HVAC systems
  • Make ready apartments - paint, caulking, dry wall, and more
  • Maintain accurate records of all maintenance activities performed
  • Ensure the safety and cleanliness of all common areas and grounds
