About The Position

This role is responsible for performing a wide range of maintenance tasks to ensure the proper functioning and upkeep of the community. This includes scheduled and unscheduled maintenance on various equipment, general repairs, responding to resident requests, and maintaining common areas. The position also involves interacting with local authorities, assessing property damage, and responding to emergencies.

Requirements

  • Proficiency in maintaining HVAC, elevator, fire and sprinkler equipment, generators, and kitchen equipment.
  • Skills in plumbing, electrical work, carpentry, and painting.
  • Ability to respond to and resolve resident maintenance requests.
  • Experience in repairing and maintaining vacant rooms, including painting and carpet cleaning.
  • Knowledge of maintaining common area aesthetics (walls, floor coverings, doors, woodwork).
  • Ability to communicate effectively with local authorities (fire marshal, building inspector, elevator inspector).
  • Capability to assess and resolve plumbing and electrical issues.
  • Understanding and adherence to local and state codes.
  • Ability to document safety issues and physical plant deficiencies.
  • Familiarity with Safety Data Sheets (SDS) and handling hazardous chemicals.
  • Skill in assessing property damage and filing claims.
  • Ability to respond to community emergencies.

Responsibilities

  • Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Performs general maintenance projects including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
  • Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
  • Repairs and maintains vacated rooms in a timely manner, including painting walls and cleaning carpets.
  • Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
  • Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
  • Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
  • Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
  • Works within the legal scope of local and state codes. Documents safety issues as well as physical plant deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
  • Assesses property damage and files property damage claims in accordance with company policy.
  • Responds appropriately to management and/or community emergencies by assisting as needed.
  • Performs other duties as assigned.
