About The Position

Edgewood Properties, a leading real estate development and property management company founded in 1992, is experiencing rapid growth with plans to double its apartment portfolio to over 12,000 units in the next five years. We are seeking a Maintenance Tech III with over 3 years of industry experience to join our multi-family portfolio. This full-time position is based at Gabrielle Run in Toms River, NJ, and may require work at The Pointe at Neptune in Neptune, NJ as needed. This role is crucial in maintaining the physical condition of our properties, ensuring operational and safety standards are met, and completing service requests and apartment turnovers in a timely manner.

Requirements

  • High School diploma or equivalent (GED) preferred.
  • 5 years of experience with Real Page or other similar programs.
  • Ability to read and write English, demonstrated by clear and concise written and verbal communications.
  • Ability to read maintenance tickets.
  • Ability to read and understand labels on containers of cleaning and chemical supplies.
  • Ability to perform basic arithmetic skills (measurement, addition, subtraction, multiplication, division) for calculations and analysis.
  • Ability to occasionally operate general office equipment (personal computer, telephone, photocopying machine, facsimile machine, postage machine).
  • Ability to frequently use general maintenance tools, supplies, and equipment (hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, safety equipment).
  • Ability to frequently handle and use chemicals and general cleaning supplies.
  • Ability to frequently transport up to 60 pounds variable distances.
  • Mobility and flexibility to use required equipment and access/work in restricted spaces or at heights over 8-9 feet.
  • Ability to frequently operate motorized vehicles (car, truck, van, golf cart).
  • Ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.).
  • Valid driver's license and automobile insurance.
  • Certification as a Type I and Type II technician from an Environmental Protection Agency (EPA) approved technician certification program.
  • Valid Asbestos abatement certification (where applicable).
  • Other licenses and certifications as required by the Community, state, or local jurisdictions.
  • Lift certification within 6 months of hire date.
  • Live within a 45-minute drive of the community.

Nice To Haves

  • Master License in HVAC, High Pressure Seal-Boilers, Masters Plumbing License.
  • High competency in Real Page, Excel, Word, Outlook, internet.
  • Ability to model and demonstrate the behaviors listed on the Maintenance Management Core Competencies.

Responsibilities

  • Diagnose problems and make repairs to maintain the physical condition of the community according to operating and safety standards.
  • Ensure service requests, repairs, and apartment turnovers are made in a timely manner.
  • Maintain, diagnose, repair, and replace residential and commercial HVAC systems.
  • Maintain, diagnose, repair, and replace plumbing fixtures, supply and drain lines, and water heaters.
  • Maintain, diagnose, repair, and replace electrical fixtures, receptacles, switches, devices, wiring, and low voltage systems.
  • Maintain, diagnose, and repair household appliances.
  • Maintain and repair cabinetry, doors, molding, framing, flooring, and tile.
  • Repair and replace drywall and sand to a paintable finish.
  • Apply finishes to wood, drywall, metal, and masonry.
  • Maintain and repair roofs (rubber & shingle), gutters and drainage systems, soffits, fascia, windows, doors, and cladding.
  • Maintain and diagnose basic issues with pools/spas, elevators, and fire detection & protection systems.
  • Read and understand blueprints.
  • Oversee maintenance staff when Maintenance Manager/Supervisor is not on site.
  • Perform all tasks required of Tech 1 & Tech 2.
  • Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
  • Assist with organizing and prioritizing service requests and general maintenance tasks.
  • Ensure vacant apartment homes are rent-ready in a timely manner.
  • Perform turnkey work as required.
  • Assist in the preparation of staff work and preventive maintenance schedules, maintenance budgets, and maintaining an inventory of supplies and tools.
  • Inspect community grounds and buildings daily to identify maintenance needs.
  • Maintain company customer service standards and respond to resident requests, working to resolve problems and complaints.
  • Follow up to ensure issues are resolved.
  • Apply all applicable EP policies and procedures, including company operating and safety standards.
  • Train and promote safe work practices among on-site staff.
  • Ensure compliance with all federal, state, and local laws, specifically Fair Housing regulations.
  • Participate in the Emergency On-Call rotation for the property.
  • May assist in supervising the work of other associates and/or outside contractors.
  • May be asked to perform the work of a Maintenance Technician I / II.
