This role involves performing skilled-level maintenance, repairs, and installations across various systems within a Senior Living environment. The Maintenance Technician III requires advanced technical knowledge in one or more trades like HVAC, electrical, plumbing, carpentry, or mechanical systems, and the ability to work independently or lead less experienced technicians. The primary goal is to ensure safe, comfortable, and functional living environments for residents and maintain regulatory compliance across all facility systems.

Requirements

  • Demonstrated expertise in at least one core trade (HVAC, electrical, plumbing) and solid working knowledge of general building maintenance practices.
  • Ability to read and interpret blueprints, wiring diagrams, technical manuals, and building codes.
  • Proficient use of tools, testing devices, and diagnostic equipment appropriate to the trade.
  • Skilled in implementing and following preventive maintenance schedules.
  • Ability to proactively identify potential equipment failures and perform corrective actions before breakdowns occur.
  • Competency in documenting maintenance activities and reporting findings.
  • Strong understanding of safety protocols and OSHA regulations, especially those related to senior living and healthcare facilities.
  • Adheres to policies governing life safety systems (e.g., fire suppression, emergency power, ADA compliance).
  • Demonstrates a commitment to maintaining a safe environment for residents and staff.
  • Responds promptly and professionally to resident maintenance requests.
  • Maintains a calm, respectful, and empathetic demeanor in all resident interactions.

  • High school diploma or equivalent
  • Certifications (at least one required): EPA Universal Certification for refrigerant handling (HVAC).
  • Journeyman Electrician License (state-specific).
  • Licensed Plumber (state-specific).
  • Minimum 8-10 years of experience in general building maintenance, preferably in a healthcare or senior living environment.
  • Proficient in Microsoft Office Suite (Excel, Word, Outlook) for reporting and documentation.
  • Strong knowledge of building systems (HVAC, electrical, plumbing, etc.).
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Excellent troubleshooting and problem-solving skills.
  • Physical ability to perform manual labor, including lifting up to 50 lbs., climbing ladders, and working in various environmental conditions.
  • Strong communication and interpersonal skills.

Nice To Haves

  • Trade school or technical certification preferred.
  • Additional certifications such as BOC (Building Operator Certification), Fire Alarm, Boiler Operator, or Facilities Management credentials are a plus.

Responsibilities

  • Perform advanced diagnostic and repair work on a variety of building systems, including but not limited to HVAC units, plumbing systems, electrical panels, elevators, and commercial kitchen equipment.
  • Conduct thorough inspections and preventive maintenance on apartments, common areas, and offices.
  • Complete daily work orders, scheduled maintenance tasks, and emergency repairs with minimal supervision and within required timelines.
  • Maintain detailed records of service activities, including parts used, time spent, and systems involved, to ensure accurate tracking and compliance documentation.
  • Act as a subject matter expert (SME) in one or more trades: HVAC: Install, maintain, and repair heating, ventilation, air conditioning, and refrigeration systems, including chillers, PTACs, air handlers, and ductless systems.
  • Electrical: Troubleshoot and repair lighting systems, outlets, circuits, panels, and emergency generators; ensure compliance with NEC and life safety codes.
  • Plumbing: Perform installations and repairs of water supply lines, drainage systems, fixtures, backflow prevention devices, and hot water boilers.
  • Ensure all specialty work meets code requirements and passes inspections by local authorities or third-party compliance agencies.
  • Provide timely and courteous service to residents for in-unit repairs or maintenance requests, ensuring minimal disruption to their daily lives.
  • Communicate clearly with residents, particularly those with cognitive or sensory impairments, explaining the nature and timeline of repairs.
  • Demonstrate empathy, patience, and discretion in resident areas, maintaining a professional and respectful demeanor at all times.
  • Assist in moving furniture or supporting set-up for resident events or facility-wide activities as needed.
  • Conduct and document regular inspections of critical systems, including fire suppression, emergency lighting, exit signs, eyewash stations, and life safety systems.
  • Assist in preparing for annual and unannounced inspections from regulatory bodies (e.g., Department of Health, Fire Marshal, OSHA).
  • Maintain current knowledge of relevant regulations including NFPA Life Safety Code, CMS guidelines (for healthcare units), ADA requirements, and infection control standards.
  • Follow all safety protocols when working in or around resident-occupied spaces.
  • Support and execute the community’s preventive maintenance plan by performing scheduled inspections, calibrations, and servicing of mechanical systems.
  • Record metrics and operational readings from key systems (e.g., boilers, chillers, generators) and report anomalies to Facilities leadership.
  • Maintain clean and organized mechanical rooms, workshops, and storage areas in accordance with best practices and audit standards.
  • Escort and oversee outside contractors, ensuring work is completed to specification and within community safety and cleanliness guidelines.
  • Coordinate vendor access to restricted areas and verify completion of contracted work before sign-off.
  • Assist Facilities leadership in evaluating contractor proposals and providing scope-specific feedback based on in-field experience.
  • Provide guidance and informal leadership to junior maintenance staff and new hires, sharing expertise and best practices.
  • Train Maintenance Technicians I & II on equipment use, safety protocols, troubleshooting techniques, and community policies.
  • Serve as acting team lead during absence of Facilities Supervisor, overseeing team workflow, assigning tasks, and reporting issues.
  • Participate in rotating on-call schedule, responding to after-hours emergencies such as power outages, water leaks, elevator issues, and HVAC failures.
  • Assist in disaster preparedness activities including generator tests, backup power readiness, and facility lockdown drills.
  • Take initiative to mitigate emergency risks until permanent repairs can be scheduled.
