About The Position

The Maintenance Technician II is responsible for oversight of the daily maintenance of assigned apartment complexes and is expected to have advanced knowledge of general facilities Maintenance. Under the general direction of the Maintenance Supervisor, a Maintenance Technician II will complete work orders received by the resident manager at assigned properties. It is possible for an assignment to one particular property but assignments are at the sole discretion of management. A Maintenance Technician II may be reassigned and/or rescheduled based on the needs of properties managed by Burbank Housing. The Maintenance Technician II is expected to work independently and according to Burbank Housing core values, established procedures and policies. The MT2 reports directly to the Maintenance Supervisor and is responsible for the day-to-day planning and implementation of maintenance tasks.

Requirements

  • Must be self-starting, self-motivated, detail-oriented, well-organized, and sensitive to the needs and concerns of residents and staff.
  • Ability to work cooperatively and effectively with a diverse group of people (residents, vendors, and employees).
  • Ability to assess a project and/or task and estimate the time needed to complete said task.
  • Strong time management skills and ability to multi-task.
  • Ability to prioritize projects and communicate with Maintenance Technicians and Maintenance Supervisors.
  • Ability to meet quality standards for repairs and services.
  • Ability to read, interpret, and complete work orders written in English.
  • Ability to troubleshoot and problem-solve.
  • Ability to work independently.
  • Ability to use emails to communicate with others and to learn and use work-related applications such as timekeeping (Paycom), work order management (Yardi), etc.
  • Familiarity with, or ability to quickly learn, basic office and clerical procedures and equipment.
  • All Maintenance employees are required to provide their own vehicle to travel to and from work, as well as between properties as necessary to complete assigned tasks.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, decimals, percentages, and ratios.
  • Ability to interpret contracts, budgets, government regulations and professional journals.
  • Ability to collect data, establish facts, and draw valid conclusions.
  • Possession of a valid California Driver’s License, a good driving record, and automobile insurance per requirements of the State of California.
  • Possession of functioning, currently registered (vehicle) transportation.
  • Must be self-motivated and demonstrate initiative.
  • Able and willing to learn and ask questions as needed.
  • Commitment & enthusiasm toward achieving Burbank Housing’s Mission and Vision Statements.
  • High School Diploma or equivalent
  • At least two (2) years of experience in residential maintenance or a similar trade.

Responsibilities

  • Ability to follow instructions, read and interpret equipment manuals, technical bulletins etc
  • Ability to interpret and complete work orders using Burbank systems and procedures
  • Complete knowledge of Burbank procedures and policies
  • Use safe work practices and follow Burbank safety policies and procedures
  • Maintain, troubleshoot and perform basic repairs to HVAC systems
  • Maintain, troubleshoot and repairs kitchen appliances
  • Maintenance and troubleshooting of electrical, plumbing, and other building related systems
  • Interior and exterior painting
  • Basic to intermediate carpentry
  • Janitorial maintenance
  • Landscape, trash enclosure and grounds clean up
  • Assist the Maintenance Department with training of Maintenance Technician I and Trainees
  • Cleaning vacant units
  • Use of power tools such as, but not limited to, power washers (3000 PSI), electric drills, plumbing power snakes, electric saws, sanders etc
  • Full unit turnovers following established Burbank Procedures
  • Community Room Floor buff and wax
  • Measuring, removing and installing window coverings
  • Replacement of exterior light bulbs, draining water heaters and checking water pressure levels
  • First story gutter cleaning
  • Replacement of door locks and replacement or copying keys
  • Exterior touch-up painting and all interior painting
  • Parking lot cleaning as needed
  • Identify Maintenance related issues and bring it to on-site management’s attention
  • Off-hour on call availability for emergencies
  • Other duties as assigned
