About The Position

The Maintenance Tech II is responsible for maintaining residential properties in excellent condition for new and existing tenants. This role involves traveling between properties to complete work orders, perform routine maintenance, and ensure regulatory compliance. The position requires hands-on work on plumbing, electrical, and HVAC systems, as well as basic carpentry and drywall. The Maintenance Tech II will promptly address service requests, document work, and interact respectfully with residents. Responsibilities also include preparing vacant units for new residents, conducting scheduled inspections, and maintaining equipment. Adherence to HUD regulations, applicable codes, and safety protocols is essential.

Requirements

  • 2+ years of hands-on residential or commercial maintenance experience
  • Basic plumbing, electrical, and carpentry skills
  • Ability to serve properties in Chardon, Newbury, Middlefield, and Chagrin Falls
  • High school degree or equivalent
  • Valid driver's license with a clean driving record
  • Ability to pass a background check

Nice To Haves

  • Technical certification or vocational training in a skilled trade, such as HVAC, electrical, facility maintenance, etc.
  • 3+ years of progressive maintenance experience, preferably in public housing or multi-unit residential properties
  • Experience using work order systems or property management software

Responsibilities

  • Keep residential properties in excellent condition for new and existing tenants.
  • Travel between properties to complete work orders and perform routine maintenance.
  • Maintain regulatory compliance and prevent major breakdowns.
  • Work on plumbing, electrical, and HVAC systems.
  • Perform basic carpentry and drywall work.
  • Promptly complete service requests.
  • Document work performed.
  • Treat residents respectfully.
  • Fix up vacant units (repairs, painting, cleaning, etc.) to prepare for new residents.
  • Complete scheduled inspections and maintenance on equipment like water heaters and smoke detectors.
  • Follow all HUD regulations, applicable codes, and safety protocols.
