About The Position

The Maintenance Technician II – HVAC position is primarily responsible for performing preventive maintenance and scheduled upkeep on HVAC and related mechanical systems across the organization. This role focuses on executing documented preventive maintenance tasks, inspections, and routine servicing to ensure system reliability and early identification of potential failures. The Maintenance Technician II performs limited corrective repairs within defined scope, accurately documents work activities in the computerized maintenance management system (CMMS), and escalates complex repairs or system deficiencies to senior technicians or supervisors for resolution. This position typically supports evening, overnight, and off‑hours operations, contributing to campus reliability outside of normal business hours.

Requirements

  • High school diploma or equivalent required
  • Mechanical or facilities maintenance background with HVAC exposure required
  • Working knowledge of HVAC systems sufficient to perform inspections and preventive maintenance
  • Ability to follow written PM procedures and manufacturer instructions
  • Ability to recognize work beyond assigned scope and appropriately escalate
  • Basic computer skills for CMMS documentation and work tracking
  • Valid driver’s license required

Nice To Haves

  • Trade school training, apprenticeship experience, or equivalent hands‑on experience preferred
  • HVAC‑related certifications preferred but not required at hire

Responsibilities

  • Perform assigned preventive maintenance and scheduled maintenance tasks on HVAC and associated mechanical systems in accordance with established PM schedules and manufacturer recommendations
  • Conduct routine inspections, testing, lubrication, filter changes, belt replacements, and similar servicing activities
  • Monitor system condition and performance during assigned shifts to support continued operation
  • Perform minor, non‑complex repairs encountered during preventive maintenance activities when within defined job scope
  • Identify equipment deficiencies, failures, or operating conditions that require advanced troubleshooting or repair
  • Generate corrective maintenance work requests to escalate complex issues to senior technicians or supervision
  • Accurately document completed work, inspection findings, time, and materials used in the CMMS
  • Maintain clear, timely records supporting regulatory compliance, warranty tracking, and maintenance planning
  • Provide HVAC operational support during second and third shifts, weekends, and holidays as assigned
  • Respond to routine service needs and system alerts during off‑hours
  • Follow established procedures and safety practices to complete work without disrupting operations
  • Use tools, equipment, and materials in a safe and appropriate manner
  • Maintain organized work areas and proper control of parts and supplies
