The Maintenance Supervisor role provides leadership, direction, and oversight for the physical condition, appearance, and operational efficiency of the property, ensuring a safe and attractive living environment for residents and a positive work environment for associates. This position is crucial for maintaining exceptional quality and service, resident satisfaction, and associate engagement. Key responsibilities include ensuring timely and high-quality completion of resident service requests, contributing to marketing efforts through excellent customer service, and effective communication with all stakeholders. The supervisor identifies, completes, or oversees routine, preventive, scheduled, and emergency maintenance repairs, general upkeep tasks, and maintains accurate records. The role involves managing maintenance associates, overseeing apartment turnovers, and performing repairs, renovations, painting, and cleaning of vacant apartments. The supervisor ensures all community areas are safe, tidy, and free of debris, monitors the grounds, maintains landscaping, and performs snow removal. Compliance with Enterprise Residential’s policies and regulatory requirements, resolution of complex service issues, contribution to annual budget planning, management of service contracts, and purchasing of equipment/supplies are also part of the role. Additionally, the supervisor responds to emergencies, develops and delivers training, and supports other communities as assigned.
