About The Position

The United Group of Companies, Inc. is seeking a full-time Maintenance Supervisor to join the team at Parkstead Copenhagen, a multi-family housing community in Copenhagen, NY. This role directs and assists in all phases of maintenance operations under the oversight of the Property Manager. The Maintenance Supervisor is responsible for assessing and prioritizing work, maintaining inventory, establishing daily work schedules, ensuring quality of work, and communicating any issues or concerns to the Property Manager. This position also involves assisting with unit renovations, performing maintenance on both the exterior and interiors of buildings, establishing preventative maintenance items, conducting property inspections, handling emergency situations, holding staff meetings, and ensuring after-hours coverage. The role requires active participation in safety and health programs, including regular site tours and safety inspections to ensure compliance with safe work practices and specific programs like hazard communication and protection from bloodborne pathogens.

Requirements

High School Diploma; applicable Work History.
5+ years of experience in residential property maintenance is preferred.
Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems.
Demonstrates integrity on a personal and professional level.
Exceptional communication, sales, and negotiation skills.
Ability to solve problems involving residents and challenging situations.

Responsibilities

Directs and assists in all phases of maintenance operations with oversight from the Property Manager.
Assesses and prioritizes all work to be performed on assigned site.
Maintains inventory of equipment, tools, and work materials.
Establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed.
Notifies Property Manager of all problems and potential issues of concern.
Maintains working knowledge of all utility sources and supply lines.
Assists the Property Manager with the scheduling and status of units under renovation.
Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation.
Performs all necessary maintenance both the exterior and interiors of all buildings of the property assigned.
Establishes and maintains preventative maintenance items.
Consults with the Property Manager in order to maintain the property within the guidelines of the budget.
Completes regular inspections of the assigned property.
Handles all emergency situations that may arise, and communicates all details of the incident to the Property Manager.
Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review.
Covers or assigns all after hour coverage of the assigned property.
Actively participates and follows the safety and health programs.
Makes regular shop, warehouse, office and ground-job site tours, and safety inspections to determine if safe work practices are being observed.
Ensures that unsafe conditions do not exist.
Ensures that specific programs (i.e. hazard communication, protection from bloodborne pathogens, hearing conservation, etc.) are complied with consistently.
