About The Position

Fogelman is seeking an experienced, hands-on Maintenance Supervisor to lead maintenance operations at Artesian East Village, a 371-unit community in Atlanta. This role requires a skilled professional with over 3 years of Maintenance Supervisory experience in the multifamily industry. The ideal candidate will be a working supervisor, capable of leading a team while also actively participating in daily maintenance tasks. Essential skills include strong proficiency in HVAC, plumbing, electrical, and appliance repair. Candidates must possess HVAC and CPO certifications, with demonstrated strengths in vendor relations, turn management, and overall maintenance operations. Experience with Yardi and HappyCo is advantageous, and a valid driver's license is mandatory.

Requirements

3+ years of Maintenance Supervisory experience in the multifamily industry.
Strong proficiency in HVAC, plumbing, electrical, and appliance repair.
HVAC Certification required (Type 1 & 2 or Universal).
Certified Pool Operator (CPO) certification may be required.
Proficient in the use of computers and online applications.
A valid driver's license is required.
Ability to walk, stand, and sit alternately; climb stairs; occasionally bend, stoop, kneel, crawl, squat, push/pull, and reach above shoulders.
Ability to frequently lift and/or move up to 50 lbs; occasionally lift and/or move 50 lbs or more.
Strong constant finger and hand dexterity with ability to grasp/turn, touch, feel, and reach.
Good eyesight and hearing; ability to comprehend and speak.
Ability to work in a variety of conditions, including indoors and outdoors, and exposure to outside weather conditions.
Ability to work around moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.

Nice To Haves

Experience with Yardi and HappyCo.
Working knowledge of property systems such as Yardi, Entrata, and HappyCo.
Working knowledge of Microsoft Office.
Three years of relevant supervisory experience in property management.
Five years of maintenance experience.

Responsibilities

Completing and assigning work to the service team, including service requests and make-readies.
Ordering necessary equipment and supplies in accordance with budget.
Inspecting make-readies prior to move-in.
Maintaining property logs such as refrigerant, pool chemical, and mold logs.
Analyzing and resolving escalated maintenance issues.
Coordinating and scheduling outside vendors as needed.
Participating in "on call" rotation and responding to emergency calls as needed.
Carrying out supervisory responsibilities in accordance with Company policies and applicable laws.
Interviewing potential maintenance staff.
Planning, assigning, and directing work for the maintenance team.
Appraising performance, coaching, teaching, and training employees.
