About The Position
Ripley Heatwole Company is seeking an experienced and motivated Maintenance Supervisor for Cromwell House, a residential community in Norfolk, Virginia. The position oversees the property's maintenance operations, ensuring the community is well-maintained, service requests are completed promptly, and residents receive excellent service. The supervisor performs and oversees building maintenance and repairs, maintains buildings and common areas, prepares vacant apartments for occupancy, coordinates subcontractors and in-house staff, and provides leadership to the maintenance team. The role participates in an on-call rotation and responds to after-hours emergencies when scheduled.
Requirements
- Previous experience in apartment maintenance, building maintenance, or a related field.
- Strong knowledge of general building maintenance and repairs.
- Experience with plumbing, electrical work, HVAC, carpentry, drywall, and appliance repairs.
- Strong troubleshooting and problem-solving skills.
- Ability to prioritize work and manage multiple responsibilities.
- Ability to work independently and as part of a team.
- HVAC certification is required.
- Ability to participate in an on-call rotation and respond to after-hours emergencies when scheduled.

Responsibilities
- Oversee the day-to-day maintenance operations of the property.
- Perform and oversee building maintenance and general repairs, including plumbing, drywall, carpentry, electrical work, HVAC, and appliance repairs.
- Maintain the appearance and condition of buildings, laundry rooms, the clubhouse, grounds, and other common areas.
- Prepare vacant apartments for occupancy and ensure make-ready work is completed on time.
- Schedule and coordinate subcontractors and in-house maintenance staff.
- Complete routine service requests and ensure work orders are addressed promptly.
- Participate in the on-call rotation and ensure after-hours emergency requests are handled appropriately when scheduled.
- Provide leadership, direction, and support to maintenance team members.
- Monitor maintenance needs and help ensure the property is safe, clean, and attractive.
