Requirements

  • Minimum five (5) years' experience in maintenance or equivalent field.
  • Must be EPA certified.
  • Must be authorized to work in the US without company sponsorship.
  • Must have reliable transportation.
  • Ability to pass a criminal background check is required.
  • Must be willing to work on an on-call rotation.

Nice To Haves

  • Technical school, High School Diploma or G.E.D. preferred.
  • Minimum two (2) years' experience supervising others preferred.
  • CAMT and CPO certifications preferred.
  • Valid driver's license preferred.

Responsibilities

  • Oversee the overall maintenance operations for the property.
  • Schedule and fulfill all preventative maintenance duties.
  • Ensure that all customer issues are responded to in an appropriate and timely manner.
  • Schedule all preventative maintenance activities and ensure records are updated regarding these activities.
  • Hire, train, motivate, supervise, evaluate, and provide when necessary disciplinary plans for direct reports including maintenance, grounds, and/or housekeeping technicians.
  • Provide excellent customer service by ensuring all customer requests for maintenance support are fulfilled.
  • Perform and ensure that emergency service requests (after-hour emergency calls) and property disasters (fires, floods, freezes, etc.) are responded to appropriately.
  • Perform and ensure team member(s) complete all maintenance work orders within assigned timeframe and make most apartments ready within five (5) business days of vacancy.
  • Overall responsibility for maintenance expense budget.
  • Must maintain stock and order parts in a timely manner.
