About The Position

Burlington Capital Properties is seeking a Maintenance Supervisor for Serene at Woodlake Apartments in Athens, GA. This role requires previous apartment maintenance experience and the ability to lead a maintenance team. The supervisor will ensure the property is well-maintained, provide a quality living experience for residents, and oversee daily maintenance operations. Responsibilities include performing and leading maintenance and repair work, assisting with budgeting and expense control, and delivering excellent customer service. The ideal candidate will possess strong technical skills, leadership abilities, and a commitment to maintaining a safe, attractive, and well-functioning community.

Requirements

  • Previous experience as an apartment maintenance technician is required.
  • EPA certification required.
  • CPO (Certified Pool Operator) certification required.
  • Valid driver's license, reliable transportation, and good driving record required.
  • Strong working knowledge of apartment and property maintenance needs, including HVAC, electrical, plumbing, carpentry, and related systems.
  • Strong leadership, organizational, and problem-solving skills.
  • Ability to follow directives and work with minimal supervision.
  • Ability to communicate effectively, both verbally and in writing.
  • Ability to interact positively and professionally with residents, employees, vendors, and the general public.
  • Ability to work independently while also leading and supporting a maintenance team.
  • Ability to participate in an on-call rotation and respond to emergency maintenance situations as required.

Nice To Haves

  • Previous experience supervising or leading a maintenance team or equivalent experience is preferred.

Responsibilities

  • Lead, supervise, and perform maintenance and repair work as directed by property management.
  • Supervise and perform apartment maintenance, including painting, carpet cleaning, appliance repair, and other general repairs.
  • Troubleshoot, perform, and/or assist with maintenance and repairs related to HVAC, plumbing, electrical, carpentry, roofing, and swimming pool systems.
  • Coordinate and prioritize maintenance work to ensure timely completion of service requests and property needs.
  • Assist with the training, development, and supervision of maintenance team members.
  • Maintain accurate records and documentation related to maintenance activities, inspections, and repairs.
  • Assist with controlling maintenance expenses and operating within budgeted guidelines.
  • Provide excellent customer service and maintain positive relationships with residents, employees, vendors, and the general public.
  • Participate in resident promotions, events, and/or functions as required by the Property Manager.
  • Follow all company, property, safety, and liability guidelines.
  • Respond to emergency maintenance needs during assigned on-call periods, including weekends and other times as required.
  • Assist with other duties as requested by management.
