Requirements

  • Strong background in HVAC, plumbing, electrical, and general carpentry.
  • EPA Section 608 Certification (HVAC) or ability to obtain within 60 days of employment.
  • HVAC Certification (e.g., HVAC Excellence or equivalent) or ability to obtain within 60 days of employment.
  • Ability to diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
  • Proven leader, forward thinker, innovative, and driven.

Nice To Haves

  • OSHA 10 or OSHA 30 Certification
  • CPO (Certified Pool Operator)
  • Plumbing or Electrical Licenses

Responsibilities

  • Oversees the entire maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests.
  • Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
  • Supervises the maintenance of the physical condition of the property.
  • Utilizes hand tools and power tools to participate in upkeep.
  • Oversees the removal of debris and other objects from the property.
  • Responds to issues outside of normal work schedule when required.
  • Ensures professional and timely responses to all work orders.
  • Ensures the adherence to all company policies and procedures.
  • Supervises the workflow for the service staff and delegate workload to staff.
  • Meets and exceed budget expectations for expenditures.
  • Orders supplies, materials, and tools as needed.
  • Diagnoses problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
  • Address issues with landscaping and snow/ice removal.
  • Communicate effectively with residents and coworkers even in difficult situations.
  • Perform service requests correctly and promptly.
  • Operating computers and other technological devices to access email, and company-utilized software.
  • Successfully execute Bedrock's non-negotiables for service work orders and vacant turn times.
