About The Position

The Maintenance Supervisor oversees the physical condition and maintenance operations of the apartment community. Responsibilities include repairs, make-readies, preventive maintenance, budget monitoring, and construction coordination. This role requires a flexible schedule, including weekends and holidays as needed.

Requirements

  • Strong knowledge of HVAC, plumbing, electrical systems, appliances, and general repairs
  • Ability to prioritize tasks, meet deadlines, and manage multiple responsibilities
  • Strong communication and interpersonal skills
  • Ability to work independently with attention to detail and professionalism
  • Proficient with maintenance tools, equipment, and basic computer use
  • High school diploma or equivalent required
  • Minimum 5 years general maintenance experience
  • 1+ year of supervisory experience
  • Valid driver’s license required
  • Ability to troubleshoot HVAC, plumbing, electrical systems, appliances, and equipment
  • Knowledge of preventive maintenance and safety practices
  • Regular standing, walking, lifting (50+ lbs), climbing ladders, and outdoor work
  • Ability to operate tools, equipment, and perform manual labor safely

Nice To Haves

  • Technical training preferred
  • Multi-family maintenance experience preferred
  • EPA (Freon) certification preferred
  • CAMT certification preferred
  • Additional trade certifications a plus

Responsibilities

  • Supervise and schedule maintenance staff; assign and monitor work
  • Coordinate with the Community Manager on inspections, move-ins/outs, and priorities
  • Manage service requests, ensuring timely completion and minimal callbacks
  • Plan and oversee apartment make-ready processes
  • Conduct daily property inspections to identify safety hazards and maintenance needs
  • Perform and schedule preventive maintenance on equipment and units
  • Order supplies and manage maintenance budget (with approval for major purchases)
  • Coordinate vendor services, warranty work, and contract quality
  • Support hiring, training, and performance evaluation of maintenance staff
  • Ensure compliance with safety standards and conduct periodic safety audits
  • Respond to emergencies (weather, fire, floods, etc.)
  • Maintain organization and cleanliness of maintenance areas
  • Assist other communities as needed and perform additional duties as assigned
