About The Position

Verde Ranch Estates is seeking a hands-on Maintenance Supervisor to lead their maintenance team and oversee the day-to-day maintenance and upkeep of the community. This includes homes, facilities, grounds, amenities, and infrastructure. The ideal candidate is a skilled problem-solver who can lead a team, prioritize work, manage preventative maintenance, coordinate vendors, and ensure the property is always safe, clean, functional, and guest-ready. This role provides hands-on maintenance leadership and technical support, ensuring work is completed safely, efficiently, and to CRR standards. The Maintenance Supervisor prioritizes and delegates maintenance requests, oversees preventative maintenance programs, coordinates with vendors and contractors, manages inventory and expenses in partnership with the General Manager, and provides excellent service to residents, guests, and associates.

Requirements

  • Previous experience in property, facilities, resort, community, apartment, hospitality, or related maintenance.
  • Strong hands-on maintenance skills with the ability to troubleshoot and resolve a variety of maintenance issues.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, landscaping, irrigation, and general property maintenance.
  • Strong organizational and time-management skills with the ability to prioritize multiple requests and projects.
  • Ability to work independently while collaborating effectively with the General Manager and property team.
  • Strong communication, leadership, and customer service skills.
  • Ability to safely operate tools, equipment, and company vehicles.
  • Ability to work outdoors and perform physical maintenance duties in varying weather conditions.

Responsibilities

  • Oversee the daily maintenance and upkeep of community grounds, facilities, rental homes, amenities, and infrastructure.
  • Lead, prioritize, and delegate maintenance activities and service requests, ensuring work is completed promptly, courteously, and efficiently.
  • Perform hands-on maintenance and repairs, including plumbing, light carpentry and construction, HVAC repairs and adjustments, appliance repair, and general facility maintenance.
  • Conduct routine and preventative maintenance and maintain accurate maintenance logs and records.
  • Monitor the condition and operation of community mechanical equipment, including water heaters, HVAC units, lawn equipment, and other property equipment; recommend repairs or replacement as needed.
  • Maintain landscaping, irrigation systems, lawns, common areas, and community grounds to ensure an impeccable, guest-ready appearance.
  • Oversee pool maintenance, including testing and appropriately adjusting chemical levels, where applicable.
  • Maintain community amenities, which may include clubhouses, pickleball courts, offices, restrooms, and other common areas.
  • Ensure common areas, lawns, streets, and amenities are clean, safe, and maintained to CRR’s curb appeal standards.
  • Remove trash and debris from common areas and streets and empty common-area trash containers and dog parks as needed.
  • Inspect irrigation systems regularly and complete repairs as necessary.
  • Inspect fire extinguishers and ensure applicable maintenance and safety standards are met.
  • Assist with the supervision and coordination of outside service contractors and vendors.
  • Meet regularly with the General Manager to discuss maintenance priorities, safety concerns, training needs, and operational issues.
  • Partner with the General Manager on purchasing, inventory, and maintenance expenses to ensure the department operates within budget.
  • Maintain appropriate safety documentation, including MSDS/SDS binders, and follow all company safety procedures.
  • Maintain tools, equipment, appliances, and vehicles and ensure they are properly operated, stored, and maintained.
  • Assist management with special maintenance projects and property improvement initiatives.
  • Communicate regularly and professionally with management, associates, residents, guests, vendors, and contractors.
  • Provide on-call emergency maintenance services as required.
  • Safely operate company vehicles, tools, and equipment in accordance with company standards.
  • Perform other duties as assigned.
