About The Position

This is a working supervisor position. The Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, unit turns, preventative maintenance and capital projects. ESSENTIAL DUTIES and RESPONSIBILITIES: Advanced knowledge of HVAC, Electrical, Plumbing, Carpentry, Painting, Preventative Maintenance Practices, Appliances, Locks/ Access Systems, Landscaping including Snow Removal, and Curb Appeal. Diagnoses problems and determines corrective solutions, referring to and/or adhering to building codes, blueprints, and manuals. Responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring. Facilitates and mandates best safety practices and compliance and provides an appropriately consistent approach to health, safety, and environmental issues. Ensures all required life-safety equipment is being maintained per local, state, and federal codes and requirements. Completes regular inspections of the property, identifies needed repairs, presents solutions on issues to the Property Manager for correction. Implements action plan. Ensures completion of unit turns in a timely manner. Recommends physical plant capital improvement projects and manages the bidding process for inclusion in annual property budget. Coordinates established company training protocol for the development of Maintenance Technicians. May have responsibility for supervision of Maintenance Technician(s), if applicable. Manages vendor and contractor projects and contracted services. Available for emergency on-calls. Adheres to all Fair Housing laws and regulations. Other duties as assigned by management. Requirements

  • Three to five years of related experience in maintenance required.
  • Supervisory experience preferred.
  • High school diploma or equivalent, required.
  • Some college or trade school, preferred.
  • Experience in reading and interpreting blueprints, schematics, and shop drawings.
  • EPA Universal, Certified Apartment Maintenance Technician (CAMT) preferred.
  • LIHTC/ Affordable housing knowledge required.
  • Ability to communicate clearly with others orally and in writing.
  • Able to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Experience with computers and/or tablets with the ability to utilize email is required.
  • Previous experience with Microsoft suite, Computerized Maintenance Management Software, and HVAC controls is required.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
  • Strong leadership skills
  • Valid drivers’ license, ability to drive and insurance required, as applicable.
  • Ability to use hand and power tools.
  • Be on-call as scheduled by management for after hour emergencies.
