About The Position

The Maintenance Supervisor is responsible for the total on-site maintenance of the assigned Community. This role involves overseeing the physical condition of the community, ensuring all work orders are completed promptly, and managing the maintenance team. The position requires strong leadership, excellent customer service, and adherence to company policies and safety regulations.

Requirements

  • High School graduate or equivalent.
  • 2-3 years prior property maintenance experience required.
  • EPA Certification required.
  • CPO Certification required.
  • Strong knowledge of building operations, HVAC systems, appliance repair, plumbing, electrical, mechanical systems, pool care, and warranty management.
  • Knowledge of Equipment/Irrigation and Electronic Access Gate repair as applicable to the community.
  • Must have own tools.
  • Valid driver's license required.
  • Computer skills to include Microsoft Office (Word, Excel).
  • Supervision Received: Reports to the Community Manager and/or Assistant Manager.
  • Supervision Exercised: Oversees all on-site maintenance associates and outside contractors.

Nice To Haves

  • Vocational/Technical school and/or college.
  • Continuing Education.
  • CAMT preferred.
  • Prior experience in a multifamily lease-up phase strongly preferred.
  • 1-year supervisory experience, minimum is preferred.
  • Property management software (Yardi) preferred.

Responsibilities

  • Achieve budgeted maintenance expenses and assist in the achievement of the annual budget plan.
  • Make recommendations for purchasing supplies and equipment.
  • Maintain the physical condition of the community, including vacation apartments.
  • Advise the Community Manager on maintenance problems and solutions.
  • Ensure all work orders are completed in a timely fashion, providing same-day service.
  • Walk the community daily to identify needed repairs.
  • Maintain knowledge of all utility cut-offs.
  • Establish and maintain a preventive maintenance program.
  • Monitor turnover trends.
  • Communicate daily with the Community Manager regarding maintenance activities.
  • Participate in the development and implementation of a property maintenance and improvement plan.
  • Produce timely turns on vacant units.
  • Assume emergency on-call duty status as scheduled.
  • Maintain the maintenance shop.
  • Provide superior customer service and follow up on work orders.
  • Ensure adherence to Risk Management policies for resident, associate, and visitor safety.
  • Maintain a professional image and attitude, and expect the same from maintenance associates.
  • Adhere to and implement Fortis Properties Management policies and procedures.
  • Assign daily work duties to service staff.
  • Schedule on-call maintenance coverage in partnership with the manager.
  • Ensure knowledge of and adherence to Fair Housing, ADA, OSHA, and EPA policies and procedures.
