About The Position

USA Multifamily Management, Inc. is seeking a Maintenance Supervisor for their 60-unit family community, Campina Court, located in La Mesa, CA. The Maintenance Supervisor will report to the Community Manager and will be responsible for maintaining the physical integrity of the community, ensuring a safe and secure living environment for residents, visitors, and co-workers. This role involves anticipating, identifying, and correcting property issues, and implementing procedures to prevent future problems. An effective maintenance program is crucial for safety, resident satisfaction, and protecting the owner's investment.

Requirements

  • At least two (2) years of experience in maintenance, preferably with apartment maintenance.
  • Computer skills in Microsoft Word and Microsoft Excel.
  • Valid Driver's license and reliable transportation.
  • Supervisory experience in maintenance (preferably in an apartment community setting).
  • Experience with plumbing and electrical repairs.
  • Experience with light carpentry.
  • Experience with glass and screen replacements.
  • Experience with unit turns.
  • Experience with painting.
  • Experience with cleaning.

Responsibilities

  • Manages overall maintenance of the community and is responsible for the timely completion of work orders using an electronic work order management system.
  • Supervises, trains, and supports maintenance team members in aspects of property maintenance and curb appeal.
  • Ensures all major repairs are brought to the attention of the Community Manager.
  • Maintains and communicates HAZCOM standards; keeps SDS sheets current and readily accessible.
  • Maintains thorough knowledge of pertinent laws and EPA/OSHA regulations governing proper storage and management of hazardous materials including solvents, flammables, caustics, and refrigerants.
  • Checks and replaces exterior lighting on a regular basis.
  • Maintains awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
  • Supervises, supports, and schedules periodic maintenance property walks and recurring apartment inspections.
  • At the direction of the Community Manager, is responsible for all tasks related to work being completed by a third-party vendor.
  • Understands the budget for all maintenance-related GL codes.
  • Maintains an inventory of supplies and enters purchase orders for monthly supplies.
  • Maintains a schedule of maintenance projects (e.g., annual inspections) to ensure necessary supplies are ordered and on-hand when the project is executed.
  • Proactively makes suggestions to complete maintenance tasks efficiently without sacrificing quality.
  • Identifies and leverages the strengths of each employee to maximize their value to the organization.
  • Completes regular performance reviews along with a formal annual performance appraisal for each maintenance team member and provides appropriate disciplinary action as needed.
  • Ensures each employee is trained in the specific skills required to complete their job, using available resources.
