About The Position

The Maintenance Supervisor will oversee maintenance operations at two multi-family apartment communities totaling 104 units: Battle Creek South and Claxter Park. This role involves ensuring the properties are well-maintained, safe, and meet all applicable codes and regulations. The supervisor will also be responsible for preparing apartments for new residents, completing general maintenance tasks, and enhancing the resident experience through timely and quality service. This position requires a hands-on approach, strong supervisory skills, and the ability to manage various maintenance functions.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 2+ years of experience in multi-family maintenance
  • 1+ years of experience in supervising staff
  • Possess your own hand tools
  • General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements, state landlord/tenant statutes, and OSHA safety regulations.
  • Attend training and development seminars and communicate daily with the Property Manager, performing tasks as requested.
  • Ensure buildings comply with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Perform regularly scheduled inspections of common areas, fixtures, plumbing, appliances, and pools/hot tubs.
  • Ensure preventative repairs are done on a regular basis and that recalled appliances are promptly replaced.
  • Complete apartment turnovers within three days of vacancy, communicating with the Property Manager on the turnover schedule and minimizing turnover time by conducting pre & post move-out inspections.
  • Sustain inventory of tools, supplies, and materials.
  • Organize and maintain an orderly maintenance shop and storage areas.
  • Be on-call for after-hour maintenance emergencies on a rotating schedule and respond immediately.
  • Complete repairs that may involve electrical, plumbing, appliances, or general carpentry.
  • Perform maintenance of pool/spa (if applicable).
  • Inspect to ensure the quality of work being completed by vendors is of the highest standard.
  • Complete work orders within 24 hours of submission to the community members' satisfaction.
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal.
  • Paint interior and exterior surfaces as necessary.
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner.
