About The Position

BECO Asset Management, LLC is seeking a skilled and dependable Maintenance Supervisor to lead the maintenance team at Alexander Heights Senior Luxury Apartments in Fredericksburg, VA . This position is ideal for a hands-on, service-oriented professional who takes pride in ensuring that apartment homes and community amenities are safe, well-maintained, and move-in ready. Maintain the physical condition of the property in accordance with safety and operational standards. Prioritize and address service requests and repairs in a timely and accurate manner. Oversee maintenance operations, ensuring vacant units are made rent-ready within 7 calendar days. Perform turnkey work as needed and inspect all make-readies prior to move-ins to ensure property standards are met. Assist maintenance technicians as required. Run a preventative maintenance program to minimize emergency repairs. Address resident requests and work orders promptly, including HVAC, plumbing, and electrical issues. Perform on-call emergency services as needed, in rotation with the Maintenance Team. Collaborate with the Property Manager to schedule staff and ensure tasks are completed on time and within budget. Help secure competitive bids for major expenses. Perform additional duties as assigned.

Requirements

  • Minimum of 5 years of experience in property management maintenance, building maintenance, or a related trade.
  • Experience in building maintenance is (multi-family experience is a plus).
  • HVAC certification required.
  • Strong diagnostic and troubleshooting skills in HVAC, plumbing, electrical, etc.
  • Ability to work in all weather conditions (heat, rain, snow, etc.).
  • Availability for night and weekend on-call rotations.
  • Professional demeanor when interacting with coworkers, residents, and the public.
  • Trustworthy, dependable, and have positive references.
  • Applicants must have a stable work history, strong professional references, and the ability to successfully pass a background check and a 4-panel substance screening.
