About The Position

The Maintenance Supervisor is responsible for overseeing the maintenance operations at two multi-family apartment communities: The Canopy Apartments (98 units) and Camellia on Buck Apartments (52 units). This full-time, non-exempt position requires living onsite at The Canopy Apartments (unit subject to availability) and involves being on-call for after-hour emergencies. The role reports to the Property Manager and is crucial for ensuring the physical integrity and resident satisfaction within the communities.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 2+ years of experience in multi-family maintenance
  • Possess your own hand tools
  • General knowledge of various maintenance functions including groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements, state landlord/tenant statutes, and OSHA safety regulations.
  • Attend training and development seminars.
  • Communicate daily with the Property Manager and perform tasks as requested.
  • Ensure buildings comply with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Perform regularly scheduled inspections of common areas, fixtures, plumbing, appliances, and pools/hot tubs.
  • Ensure preventative repairs are done on a regular basis and recalled appliances are promptly replaced.
  • Complete apartment turnovers within three days of vacancy, communicating with the Property Manager on the turnover schedule and minimizing turnover time by conducting pre & post move-out inspections.
  • Sustain inventory of tools, supplies, and materials.
  • Organize and maintain an orderly maintenance shop and storage areas.
  • Be on-call for after-hour maintenance emergencies on a rotating schedule and respond immediately.
  • Complete repairs involving electrical, plumbing, appliances, or general carpentry.
  • Perform maintenance of pool/spa (if applicable).
  • Inspect to ensure the quality of work completed by vendors is of the highest standard.
  • Perform janitorial services for the interior and exterior of the building, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting.
  • Complete work orders within 24 hours of submission to the community members' satisfaction.
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal.
  • Paint interior and exterior surfaces as necessary.
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner.
