About The Position

We are seeking a Maintenance Supervisor for our community in Ft. Lauderdale, FL. The Maintenance Supervisor will liaise with tenants, supervise building staff, service providers, and the management office and will have responsibility for all maintenance activities of apartment community(ies) including repairs, preventative maintenance, and installations in a timely manner and according to company policies and procedures in order to maximize the property's occupancy and return-on ­investment.

Requirements

  • A minimum of 5-8 years of experience as a Maintenance Supervisor of rental apartment buildings of similar size and specifications is required.
  • High school diploma or general education degree (GED); and three years related experience in apartment maintenance or related field; or equivalent combination of education and experience. Up-to-Date EPA Universal and HVAC Certification required from an approved and licensed authority. Swimming Pool Certification (CPO) not required, but a plus.
  • Experience supervising and leading a team is required.
  • Must have experience with boilers, HVAC systems, mechanical systems, general plumbing, electricity and electrical systems, carpentry.
  • Must have experience of fire suppression systems and fire alarm systems.
  • Strong verbal & written communication skills.
  • Must have strong computer skills, strong customer service skills.
  • Must have the ability to work effectively in a fast paced, dynamic environment.
  • Must be able to meet tight deadlines with quality work.
  • Ability to multi-task and work as part of a team.
  • Must be able to work weekends or cover after hours emergencies as needed.

  • The employee must regularly lift and /or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
  • Ability to detect auditory and visual emergency alarms. The noise level in the work environment is usually low to moderate.
  • Specific vision abilities required by this job include close, distance and color vision.

  • Swimming Pool Certification (CPO) not required, but a plus.
  • Bilingual (Spanish) is a plus.

Responsibilities

  • Supervision of building staff (Maintenance Technicians/Groundskeepers).
  • Operation of all building equipment, ensuring overall compliance for all equipment and systems.
  • Diagnoses and performs maintenance/repair, as directed, involving the following on a daily basis: Electrical and plumbing (including water lines) A/C and heating systems Appliances (gas or electric - varies by property) Stairs, gates, fences, patios, railings, roofing, gutters, fasteners Tile, carpet, flooring, walls, ceiling fans, interior/exterior lights Shutters, doors, cabinets, windows, sliding glass doors Water heaters, boiler, gas and electric (varies by property) Door deadbolts, hardware, mailboxes, and locks Ceiling leaks, water irrigation systems, pool areas, tile, Jacuzzi, pool furniture Identify and address any other building work required.
  • Make recommendations whether a third-party contractor is required for specific projects.
  • Supervise and oversee any contractor work in the building.
  • Monitor and manage all service contracts for the building.
  • Ensure the cleanliness and overall appearance of the building.
  • Management of inventory of all cleaning supplies and materials.
  • Ensure a timely response to all tenant service requests.
  • Ensure a timely preparation of apartment turnovers.
  • Maintains proper levels of inventory and orders maintenance supplies as needed with the Community Manager's approval.
  • Responsible for the thorough knowledge, implementation, training and enforcement of pertinent laws and EPA and OSHA regulations governing proper use, storage, and management of hazardous materials, including solvents, flammables, caustics, and Freon.
  • Ensures preventative maintenance is performed on a timely basis and ensures preventative maintenance is planned in a proactive manner and schedules are followed.
  • Obtains bids and interacts with vendors. Remains knowledgeable of competitive pricing of supplies and services.
  • Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
  • Must be available and willing to answer 24- hour maintenance emergency calls.
  • Ability to operate standard maintenance equipment in a proper and safe manner.
  • Other duties and responsibilities as assigned.
