About The Position

Burlington Capital Properties is seeking an experienced Maintenance Supervisor to lead maintenance operations at Fairview Cove, a gated Tax Credit apartment community in Tampa, FL. We are looking for a hands-on leader who takes pride in the quality of their work and understands the important role maintenance plays in the overall success of the property and resident experience. The Maintenance Supervisor will oversee daily maintenance activities, prioritize service requests, provide guidance to the maintenance team, and perform hands-on repairs as needed. The successful candidate will demonstrate strong organizational and problem-solving skills, sound judgment, and a commitment to providing responsive, quality service to residents.

Requirements

  • High School Diploma or G.E.D. equivalent required.
  • Minimum of 3 years of multifamily apartment maintenance experience required.
  • Minimum of 2 years of maintenance supervisory or leadership experience required.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building maintenance required.
  • HVAC certification required.
  • CPO (Certified Pool Operator) certification preferred; willingness to obtain certification required. Company will provide and pay for required training
  • Valid driver's license and acceptable motor vehicle record required.
  • Ability to lead a team while remaining hands-on with maintenance responsibilities.
  • Strong organizational and time-management skills with the ability to prioritize and adjust work as property needs change.
  • Ability to troubleshoot problems, make sound decisions, and work with minimal supervision.
  • Ability to follow directives and established procedures.
  • Ability to communicate effectively.
  • Ability to interact positively and professionally with residents, employees, vendors, and the general public.

  • CPO (Certified Pool Operator) certification preferred

Responsibilities

  • Lead and oversee the daily activities of the maintenance team.
  • Prioritize service requests, make-ready units, and other maintenance needs based on property priorities.
  • Perform and supervise standard apartment maintenance and repairs, including painting, appliance repair, and general maintenance.
  • Troubleshoot, perform, and/or assist with repairs involving plumbing, heating, air conditioning, electrical systems, carpentry, and other building systems.
  • Complete and inspect vacant units to ensure they meet established make-ready standards.
  • Oversee and inspect work performed by outside contractors and vendors.
  • Inspect and/or perform exterior maintenance to maintain a high level of curb appeal.
  • Regularly inspect common areas to ensure proper operation, cleanliness, and safety.
  • Monitor maintenance expenses and work within established budget guidelines.
  • Ensure compliance with applicable Federal, State, and County health and safety codes, laws, and standards.
  • Provide professional and responsive customer service to residents, employees, vendors, and the general public.
  • Participate in resident functions and community events as requested by the Property Manager.
  • Provide hands-on support and direction to maintenance team members.
  • Follow all applicable safety, liability, and company policies and procedures.
  • Respond to emergency maintenance needs as part of the property's on-call rotation.
  • Assist with other duties and special projects as requested by management.
