About The Position

The Maintenance Supervisor is responsible for overseeing all maintenance tasks, delegating to assistants, and ensuring the physical property is well-maintained and safe. This role involves performing maintenance tasks, managing resident service requests, conducting preventative maintenance, ensuring safety compliance, and maintaining accurate records. The supervisor also diagnoses and repairs various systems including electrical, plumbing, HVAC, and appliances, and manages inventory and groundskeeping. This position requires a strong understanding of company policies, state and federal laws, and budget compliance.

Requirements

  • At least 3 years' experience in property management or equivalent field.
  • Must possess HVAC certification.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA and Fair Housing, etc.
  • Perform maintenance tasks personally and delegate to assistants.
  • Oversee and occasionally inspect work performed by assistants.
  • Institute and manage a system for handling resident service requests.
  • Schedule maintenance personnel for 24/7 emergency availability.
  • Conduct regularly scheduled safety meetings with the entire staff.
  • Maintain and communicate HAZCOM standards.
  • Keep MSDS sheets current and readily accessible.
  • Maintain thorough knowledge of pertinent laws, EPA and OSHA regulations governing hazardous materials.
  • Be aware of the conditions of the physical property and immediately correct hazardous conditions.
  • Maintain accurate records regarding preventative maintenance, service requests, expenditures, apartment make ready status, and work in progress.
  • Schedule and perform minor routine maintenance on all appropriate equipment.
  • Inspect and maintain all tools in excellent condition.
  • Indoctrinate and assist in the development of all subordinate maintenance staff.
  • Instill a "safety first" attitude.
  • Instruct staff on proper use and guidelines of wearing safety items.
  • Diagnose and perform minor routine maintenance/repair involving electrical and plumbing, gas fixtures, A/C and heating systems, shutters, doors, cabinets, windows, siding, glass doors, appliances, boilers, water irrigation systems, door locks, stairs, gates, fences, patios, railings, controlled access systems, tile, carpet and flooring, ceiling leaks, roofing, gutters, fasteners, walls, interior/exterior lights, and pool areas.
  • Ensure that all make ready repairs and services are completed correctly and on schedule.
  • Report all major repairs and requisitions to the manager prior to any expenditure of funds.
  • Possess knowledge of budget and budget compliance.
  • Change locks and make ready keys.
  • Remove and transfer heavy appliances and equipment.
  • Assist in moving abandoned furniture, appliances, etc., to the dumpster.
  • Maintain an adequate inventory of spare parts and maintenance materials.
  • Identify all utility meter shut-offs, apartment and fixture cut-offs, sewer clean-outs and prepare a map indicating same.
  • Perform work area clean-up and safety-related duties.
  • Ensure that storage areas are locked when not in use.
  • Assist in keeping grounds neat and free of litter.
  • Perform any additional duties assigned by the Community Manager or Property Supervisor.
