Our Warner Robins community offers both Assisted Living and Memory Care, with personalized support, engaging activities, inviting common areas and outdoor spaces, and a team focused on building genuine relationships with the residents we serve. We are seeking an experienced, dependable, and hands-on Maintenance Supervisor to oversee the physical operations of our community and partner closely with the Executive Director and leadership team. This is an excellent opportunity for someone who takes pride in their work, enjoys solving problems, and understands that senior living maintenance is about much more than fixing what breaks. The Maintenance Supervisor helps ensure our residents, families, and associates can count on a community that is safe, comfortable, functional, and ready every day. The ideal candidate will bring strong working knowledge of HVAC, plumbing, electrical, carpentry, painting, preventive maintenance, Life Safety systems, and general building operations, along with the ability to prioritize work, manage vendors and contractors, respond to emergencies, and lead a maintenance program efficiently and cost-effectively.

Requirements

  • Must be a minimum of 18 years of age.
  • Minimum of 2 years of maintenance-related experience within senior living, hospitality, an apartment community, or a similar environment.
  • Working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
  • Ability to troubleshoot maintenance issues, prioritize work orders, and respond appropriately to urgent or emergency situations.
  • Strong attention to safety, preventive maintenance, organization, and follow-through.
  • Ability to communicate professionally and respectfully with residents, families, associates, vendors, and leadership.
  • Must have a positive Criminal Background Screening.
  • The Community is a drug-free workplace; associates are subject to adherence to the Company Drug Free Workplace policy.
  • Must possess and maintain a valid driver's license and an acceptable Motor Vehicle Record (MVR) in accordance with Company Fleet Safety standards. Driving is an essential function of this position and a condition of employment. Associates in this role are required to meet and maintain Company driving eligibility and insurability requirements to perform assigned job duties.
  • MVR reviews will be conducted at hire and periodically thereafter in accordance with Company policy. Failure to meet or maintain Company driving standards may result in removal from driving responsibilities and may impact continued employment eligibility for this position.

Nice To Haves

  • Previous maintenance experience within a senior living, healthcare, hospitality, multifamily, or residential environment.
  • Technical school diploma preferred.
  • EPA 608 Certification preferred.
  • OSHA and pool maintenance certification desirable.
  • Previous experience with preventive maintenance programs, Life Safety systems, vendor management, budgeting, and maintenance inventory is a plus.
  • Previous supervisory or maintenance leadership experience is preferred.

Responsibilities

  • Oversee the day-to-day maintenance and physical operations of the Community, ensuring resident apartments, common areas, equipment, and building systems are maintained safely and effectively.
  • Develop and maintain a strong preventive maintenance program to identify needs proactively and help minimize disruptions for residents and associates.
  • Recruit, train, manage, motivate, and evaluate Maintenance personnel, where applicable, according to Company policies and procedures.
  • Schedule Maintenance personnel, where applicable, to ensure appropriate coverage, including weekends and emergency situations.
  • Respond promptly and professionally to resident maintenance needs, service requests, and building emergencies.
  • Complete monthly maintenance task list items and review progress and priorities with the Executive Director.
  • Check and maintain Building Life Safety systems, including the fire panel, for proper operation.
  • Monitor HVAC systems, including cooling towers/chillers, circulation pumps, rooftop units, exhaust fans, and applicable energy-management or computer-based systems.
  • Troubleshoot and coordinate repairs involving HVAC, plumbing, electrical, carpentry, painting, and other building systems.
  • Oversee contractors and vendors performing work within the Community to ensure projects are completed timely, safely, and according to contract specifications.
  • Coordinate the Community Safety Committee and conduct regular meetings according to Company policy.
  • Ensure applicable regulations, Company policies, and Life Safety requirements are consistently followed.
  • Partner with the Executive Director on maintenance planning, purchases, upcoming projects, capital needs, and budget management.
  • Monitor Maintenance personnel's timekeeping and review records as required. Submit payroll and new-hire documentation as applicable.
  • Maintain appropriate inventory of tools, equipment, parts, and frequently used maintenance supplies while remaining mindful of budget and cost.
  • Build positive relationships with residents and families by providing responsive service and maintaining a professional, approachable presence throughout the Community.
  • Participate as an active member of the Community leadership team and support other departments when needed.
