About The Position

The Maintenance Supervisor plays a critical leadership role within the onsite property management team. This position is responsible for overseeing all maintenance operations, directing the onsite maintenance staff, and ensuring the property meets company standards for safety, appearance, and performance. The ideal candidate is hands-on, highly motivated, and knowledgeable in key maintenance disciplines, including HVAC, electrical, plumbing, and appliance repair. This role also ensures adherence to budget, maintenance schedules, safety procedures, and compliance standards.

Requirements

  • High School Diploma or GED required.
  • EPA Certification required.
  • Minimum 1–3 years of relevant maintenance experience; trade school or certifications preferred.
  • Strong knowledge of HVAC, plumbing, electrical systems, pool maintenance, and appliance repair.
  • Demonstrated ability to supervise staff, meet deadlines, and maintain high property standards.
  • Must own standard hand tools; the company will provide specialty tools as needed.
  • Excellent communication, time management, and problem-solving skills.
  • Must be available for weekend staffing needs and on-call emergency response rotations.
  • Proficiency in property management systems (Yardi or preferred similar) and Microsoft Office Suite (Word, Outlook).
  • Regular standing, walking, bending, stooping, lifting, and climbing stairs.
  • Must be able to lift 30 lbs. frequently and up to 60 lbs. with assistance.
  • Estimated 90% of time is spent in active maintenance duties and 10% in administrative tasks.
  • Regular use of personal vehicle for job-related duties, including site inspections and supply runs.
  • Must possess a valid driver’s license and maintain current auto insurance coverage.

Responsibilities

  • Maintain accurate work order and on-call records, including time spent and tasks completed.
  • Assist with the bidding and coordination of capital projects, as directed by the Area Maintenance Supervisor.
  • Complete and submit purchase orders for supplies and equipment; manage inventory levels.
  • Assist in the preparation of bi-annual property inspections.
  • Submit weekly maintenance recap reports (make-ready availability, work order status, resident satisfaction).
  • Support vendor relations and monitor compliance with vendor contracts.
  • Attend company meetings and required training sessions.
  • Lead monthly safety meetings as outlined in the company Safety Manual.
  • Maintain all mechanical equipment according to the Preventative Maintenance Program (HVAC, fire systems, backflows, water heaters, alarms, etc.).
  • Identify and report significant repair needs or safety concerns to leadership.
  • Assign, direct, and support daily maintenance staff responsibilities including work orders, unit turns, and emergency repairs.
  • Ensure common areas, grounds, and building exteriors are clean, functional, and well-maintained.
  • Assist the Property Manager with special projects (painting, resurfacing, landscaping, etc.).
  • Participate in annual unit inspections and assist in coordinating resident functions when needed.
  • Secure all vacant unit and protect company assets.
  • Provide daily supervision and ongoing training to maintenance staff on tools, equipment, and procedures.
  • Delegate responsibilities appropriately and manage time efficiently to meet property needs.
  • Assist with staff evaluations, performance management, and coaching as required.
  • Adhere to all federal, state, and local safety codes and health regulations.
  • Immediately report safety hazards or incidents to corporate and site leadership.
  • Ensure staff follow OSHA guidelines and company safety policies.
  • Ensure property operations are compliant with Fair Housing, ADA, Tax Credit regulations, and company policies.
